619 | Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to George E. Rice and Doris M. Rice, his wife, of 13 Sage Park Road, Windsor, Connecticut, by Warranty Covenant the land situated and lying in the Town of Charlestown in the State of Rhode Island, land out defined and delineated as with Warranty Covenant the land situated and lying in the Town of Charlestown in the State of Rhode Island, land out defined and delineated as Lot Four-Hundred and Fifty-Two (452) on that plat entitled, "OCEAN RIDGE PLAT Five in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted (October, 1934 by Wilfred E. Randall, Engineer, which plat is recorded in the Office of the Town Clerk of the Town Clerk of the Town of Charlestown, in Plat Book 3 at page 100, together with the right to use the roads and streets as they are laid out upon the plat hereinafter referred to and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" on the plat and the boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 84. But reserving nevertheless, to their grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or underground cables for the purpose of providing telephone and electric light service to the property of the grantors, the grantors reserve the right to police such installations for the service of the land hereby conveyed and for adjusting and repairing the property.
