80 The Deposition of Benj.y Hurry of Charlestown, in Kings County, of the State of R.I. and being sworn according to law, let’s say and with, that at Charlestown, on the 11th of November 1769, & the Deponant was in company with Nathan Stuff, and Jos.a Carter at the house of John Stanton when a deed was made & Done by Nathan Stuff to the said Carter of Land, lying in the town of North Kingstown, Administrator, do covenant, prom[ise], and grant to and with the said Samuel Stanton his Heirs and assigns, that before the Enacting hereof & the time and lawful Owner of the above Premises and am lawfully seised, possessed of the same in mine own proper Right, had and perfected a lawful Estate of Inheritance in Fee Simple having in my own proper Right had Own and lawful Authority to sell and dispose of the same even Manner and form as aforesaid and that the same, & every part thereof is absolutely free and clear, from all manner of tenures, Gifts, grants, Feoffs, Mortgages, or any other Encumbrances whatsoever. Furthermore the said John Stanton for my Heirs, Devisees, Administrators, do covenant and engage, that the above described Premises shall be free unto the said Samuel Stanton, Heirs and assigns forever, against the lawful Claims or Demands of any Person or Persons whatever forever hereafter, to warrant forever, and defend the same, by which Dorothy Stanton wife of the said John Stanton for the Consideration above mentioned paid fully’s Surrender of all her Right of Hope of the above Premises of in and unto the said Samuel Stanton Premises unto him the said Samuel Stanton his Heirs and assigns forever.
