194 These parcels belonging for the Term of ten years from the first day of April 1815 to be completed and tended, said premises not to be enclosed or built upon under said lease, and the party Rented for himself, his heirs successors or assigns with Covenant and agree to pay or cause to be paid to the Lessor whose heirs or assigns the Sum of twenty five cents yearly and every year for ten years. Bard now residing in South Kingstown in the county of Washington State of Rhode Island for then and consideration of two hundred Dollars to me and my heirs paid by Isaac Brown of Charlestown county and state therefore the premises of which I hereby acknowledge and confess the same fully contents and paid to hereby grant Bargain Sell and convey unto the said Isaac Brown his heirs bed assigns forever from certain estate tract of parcel of land lying in said South Kingstown containing by estimation fifty acres and the same more or less and bounded as follows beginning at a stone heap over water near the said Robert Bard the first course runs of land there running a most course crossing a boundary forty five part east to Marks and Stone the last course runs by the lines of Robert Bard boundary on of Joshua Bard east forty rods easterly on the water part thereafter running a straightly to land run water by Joseph Bard boundary partially on the land of this of Robert Bard therefore Unity to Robert Bard lands boundary on the parts of Joseph Bard land the water part there furtherly on the side lands to the first premises Boundary and corner of the water part the said Robert Bard's To have and to hold the said parcel and boundary premises with all the true privileges and appurtenances thereto belonging on or under any application unto the said Isaac Brown his heirs bed assigns forever to his and their own proper use benefit and behalf of forever And I the said Robert Bard pro mise my heirs executors administrators and assigns covenant and agree with said Isaac Brown forever that for the selling and delivering hereby conveyed Isaac Brown and his heirs forever of the said premises the same to be free of all manner of encumbrances That I will warrant secure defend the premises to said Isaac Brown against the claims of all persons Stable Any Man heirs Bard's heirs Robert Bard's heirs both with the Consideration aforesaid quite and free and forever all the rights of power and power of thirds of me and mine said parts premises In witness whereof we hereunto set our hands and seal this 6th day of April in the year of our Lord One thousand Eight hundred and forty five 1845 Signed Sealed delivered in presence of Joshua R.
