QUITCLAIM DEED.
Hattie B. Browning of the city and county of Providence, in the state of Rhode
Island, for consideration paid, grant to Rachael C. Joseph of the town of Richmond, county
of Washington and state of Rhode Island, with QUIT-CLAIM COVENANTS.
That certain real estate situated in Charlestown, county of Washington in the State
of Rhode Island, and described as follows—
That certain parcel situated at Charlestown Beach in the Town of Charlestown, shown
on plot here attached and made a part hereof, being Lot A, on said plat, with a garage
and improvements thereon, bounded and described as follows to wit: northerly thirty eight
and twenty one one-hundredths (38.21) feet on the Public Highway leading from the Perry
Creek Bridge to the Devils Breach, easterly on land of Clara G. Olney, ninety three and thirty
seven one-hundredths (93.37) feet to a drill hole in the top of a stone bound; thence west-
erly forty six and forty nine one-hundredths (46.49) feet to a drill hole in the top of a
stone bound, bounding forty five and forty seven one-hundredths feet on land of Rachael
C. Joseph & Estate of William S. Tefft, westerly on other land of the estate of William S.
Tefft, eighty nine and forty five one-hundredths (89.45) feet to the point of beginning, or
however bounded.
Reference being had and made to the last will and testament of William S. Tefft,
recorded in Land Evidence Records of Charlestown, Book No. 24, at page 362, Dated June 24th,
A. D. 1924 and recorded March 1st, 1931, for the title of the Grantor and Grantees.
Also on that certain parcel situated at Charlestown Beach in the Town of Charlestown,
shown on plot here attached and made a part hereof, being Lot B, on said plat, together
with the house marked No. 2, Front Cottage, including all the furniture and fixtures and
improvements and other appurtenances, in the house, located partly on Lot B, and partly
on land of Rachael C. Joseph, bounded and described as follows: northerly by land of the estate
of William S. Tefft and Lot A, by this deed conveyed; easterly on land of Rachael C. Joseph,
southerly on the Atlantic Ocean and westerly on Lot C, as shown on plat—
Meaning and intending to convey all the interest that William S. Tefft had at the
time of his decease, in Lot B, and the Front Cottage and appurtenances.
for a more particular description of the hereby conveyed tract, see plat here hereto
attached and made a part hereof, entitled "Plat of land at Charlestown Beach in the Town of
Charlestown, R. I., accompanying the deed of Hattie B. Browning to Rachael C. Joseph surveyed
and platted April-May, 1934, by Leon L. Holland, Civil Engineer".
and I, Ross M. Browning, husband of the grantor, Hattie B. Browning, release to said
grantees all my right of curtesy and all other interest in the aforementioned premises.
