Casmerfort Realty Company a corporation duly organized and existing under the
laws of the State of Rhode Island and located in Westerly County of Washington and State
of Rhode Island, acting herein by its President, Thomas H. Morrison, and Treasurer Winifred
R. Casey, hereby duly authorized by corporate vote for consideration paid, grant to
Mary A. Wilbur of the Town of Tiverton, County of New London and State of Connecticut
with WARRANTY COVENANTS
That certain real estate situated in Town of Charlestown, County of Washington
in the state of Rhode Island, and described as follows located at East Beach, Quonno-
chtontig in said Town of Charlestown, being Lot Number Thirty (30) on a Plat of land en-
titled "Casmerfort Realty Company, surveyed Dec. 1927 by Leon L. Holland, C. E., Revised
Plat dated Sept. 1935," and duly filed in the Office of the Town Clerk of said Town of
Charlestown.
This conveyance is made subject to the express condition that no building including
garage therewith costing less than $2500.00 shall be erected onsaid lot; that no more
than two buildings shall be erected on said lot; that each building shall be at least five
(5) feet from the side line of the lot on which it stands, and shall conform to the build-
ing lines as shown on said plat, and twenty (20) feet from street front line; and that
no building on said lot shall be used for commercial purposes. These conditions to be and
remain in force for twenty five years from the date hereof. Upon violation of any of said
conditions, said premises shall immediately revert to said grantor its successors or assigns.
The grantee her heirs and assigns shall have at all times the right to pass and
repass over all streets as shown on said plan in common with other owners of lots on said
plat.
In Witness Whereof, the Casmerfort Realty Company has caused its name to be here-
unto set and its corporate seal to be hereunto affixed by its President and Treasurer afore-
said, this 10 day of Jany A. D. 1935.
