571 KNOW ALL MEN BY THESE PRESENTS: That SHELTER HARBOR COUNTRY CLUB, a corporation organised under the laws of the State of Rhode Island and having its principal office in the City and County of Providence in said State, for and in consideration of the sum of one hundred ninety ($190) dollars and other good and valuable consideration, fully paid and truly received, by INGTON TRUST COMPANY, a banking corporation legally incorporated, and established and transact- ing business under the laws of the State of Rhode Island, at Providence, Rhode Island, in said State, the receipt whereof is hereby acknowledged, does hereby give, grant, bargain, sell, convey and confirm unto and to the said Washington Trust Company, its successors and assigns, forever, The following parcels of land, together with the buildings and improvements thereon and the appurtenances thereunto belonging, situated in the Town of Charlestown, State of Rhode Island, part of the Town of Charlestown in said county of Washington; (a) The following lote of land designated and delineated on two maps of land lo- cated (approximately) in said Town of Charlestown, entitled "Map of land in Town of Charlestown, each entitled "Map of Bungalows Sites called Nutmeg Property, of Dr. Franklin D. (b) Also all ways, driveways, rights-of-way, lawns, parks, square gardens, private beaches (including the frontage beach as shown on said map), recorded in Plat Book No 2 Page 65, containing about 4500 linear feet of ocean beach), dunes, land north of the dunes and lying between the high water mark and the road, and all other land, roads, ways, paths, and easements and rocks, as designated and delineated on the aforesaid maps, and on a revised map of said property titled "Revised Map of Bungalow Sites called Nutmeg Property, of Dr. Franklin D. Lawson, changed March 18, 1925" property of Franklin D. Lawson, now owner of westerly, H. I. enlarged by the scale of 1 inch to 400 feet, and recorded in the land records of said town of Charlestown, from feet to the inch," which revised map is recorded in said Land Records of said westerly in Book 53 page 143 to here. (c) Also that certain lot of land, with the buildings and improvements thereon, lying between the north line of Shannons Road, so-called, as designated and delineated on the aforesaid maps, and the Post Road, so-called, which land is carved on said revised map as "Private Road" and is further designated and delineated on a fragment Road map recorded and delineated as the "Shelter Harbor property line" on said revised map. (d) Also all riparian shore, water and water rights, and all easement rights, reservations of every kind and description, appurtenant to or of the property hereby conveyed. (e) Also a certain tract of land north of the Post Road aforesaid, generally known as the Perkins farm, containing forty one and one-half acres, more or less, particularly described in a deed dated July 13, 1914 and recorded in the land records of said town of Westerly, in book No 18 page 187 at page 147. (f) Also a certain tract of land lying north of the Post Road aforesaid, generally known as the inner Somer fronting farm, containing approximately one hundred sixty-three acres, particularly described in a deed dated June 13, 1914 and recorded in the land records of said town of Westerly, in Book no 18 at page 147. Meaning and intending herein hereby to convey to the said Washington Trust company all the land with the buildings and improvements thereon, and all appurtenances therreof, and rights therein, including riparian shore, water and shore water rights, and all easements and reservations of every kind and description, whether apparent or implied, and all other rights attached, now owned by said Shelter Harbor Country Club located in said town of Westerly and Charlestown, State Rhode Island, and acquired by the Shelter Harbor Country Club by the following deeds: 1). Shelter Harbor Corporation to Shelter Harbor Country Club, dated December 16, 1926, recorded in westerly in Land Records in Book 23 page 135, and in Charlestown Land Records, in Book 24 page 54. 2). Shelter Harbor Corporation to Shelter Harbor Country Club, dated June 26, 1928, recorded in Westerly in Land Records in Book 31 Page 11, and in Charles- town Land Records, in Book 24 Page 56. 3). Shelter Harbor Corporation to Shelter Harbor Country Club, dated February 15, 1933, recorded in westerly in Land Records in Book 55 Page 70. 4). Franklin D. Lawson to Shelter Harbor Country Club, dated May 6, 1933, re- corded in Charlestown Land Records, in Book 25 page 296. 5). Samuel Mandare & Company, Inc., to Shelter Harbor Country Club, dated May 20, 1933, and to be recorded in the Westerly Land Records prior to the recording of this instrument. But with the exception of the tracts of land described in paragraphs (e) and (f) hereinafter, the above described premises are conveyed subject only to mortgages of record thereon now held by the Washington Trust Company, and any mortgage by instrument of even date herewith, and subject to easements of record. Said lands described in paragraphs (e) and (f) are subject only to mortgages of record aggregating $4300.

572 To Have and to Hold the aforementioned premises, with and their appurtenances, unto and to the use of said The Washington Trust Company, its successors and assigns forever. And the said Shelter Harbor Country Club, hereinafter called the "mortgagor," does hereby, for itself and for its successors and assigns, covenant with said The Washington Trust Company, hereinafter called the "mortgagee," its successors and assigns, that whereas it is the owner in fee simple of all, the rights, title and interest in and to all or a portion of the land north of the dunes on said
