The Washington Trust Company, a corporation created by the General Assembly of
the State of Rhode Island, located and doing a banking business in the Town of Westerly,
in the County of Washington and State of Rhode Island, and Howard M. Thorp of said Town
of Westerly, Executors and Trustees under the will of Mabel Vose Chapman, late of said
Town of Westerly, deceased, for consideration paid, grant to Harold B. Coogan, of the
City and County of Providence, in said State of Rhode Island, with QUIT-CLAIM COVENANTS
that certain real estate situated at Quonsetpoint Central Beach, in the Town
of Charlestown, County of Washington in the State of Rhode Island, and described as follows:
Beginning at the southwestern corner of Lot No. 31 as shown on a certain
plan or plot entitled, "Plan of Quonsetpoint Central Beach Charlestown,
Rhode Island, Book 2, Page 157, Registry of Deeds, said plot being dated
Oct. 18th, 1924, Ross & Lewis, Engineers, Reviewed to Sept. 10, 1929";
thence running southerly through a stone bound and continuing in a straight
line to a stone bound under a fence, a distance eighty (80) feet; thence run-
ning northerly through a drill hole in the concrete retaining wall and
continuing northerly to a bound set in concrete and Sixty (60) feet distance
from the first mentioned boundary to a bound set either in the southerly line
of Lot No. 32 or adjacent thereto, running easterly or southeasterly line
to the point and place of beginning. Boundedly easterly forty (40) feet
by Surface Avenue and by the westerly boundary of Lot 32 as shown
on said plat, being the property owned by Geneva Caprioli boundedly
southerly and easterly by the shore of the Sound by their land of the Caprioli
and northerly by Lot No. 31 on said plat, now being owned by Lila C. Craps,
together with all the rights, privileges, appurtenances and benefits and
subject to all the easements, restrictions, agreements and conditions
as appear in the title record of this property.
This conveyance is made for the purpose of releasing unto the said Harold
B. Coogan all the right and title which the Estate of Mabel Vose Chapman
has in and to said conveyed premises by means of a mortgage bearing date
August 21st, 1928, recorded in said real estate mortgages in Plat Book 1
Town of Charlestown in Book 22, at page 161, and the above premises only.
IN WITNESS WHEREOF, said The Washington Trust Company has caused these presents
to be signed by its corporate seal and its corporate seal to be hereunto affixed
by Thomas Perry, its Vice President, thereunto duly
authorized, and said Howard S. Thorp has hereunto set his
hand and seal, this 4th day of June, A. D. 1934.

In Westerly in said county on the 4th day of June, 1934 before me personally
appeared Thomas Perry, Vice President of The Washington Trust Company and Howard R. Thorp,
Executors and Trustees under will of Mabel Vose Chapman, to me known and known by me to be
the parties executing the foregoing instrument, and they severally acknowledged said instru-
ment, by them executed, to be their free act and deed, and in the capacity of Executor and Trustee
of said will of Mabel Vose Chapman, and their own free act and deed as well.
