KNOW ALL MEN BY THESE PRESENTS, that I, MABEL S. PICKUP, widow, of the Town of
Charlestown, County of Washington and State of Rhode Island for consideration paid, grant
to FRANK G. BARNEY and MARJORIE W. BARNEY, both of Longmeadow, Massachusetts, as joint
tenants and not as tenants in common with WARRANTY COVENANTS
That certain real estate situated in the Town of Charlestown, County of Wash-
ington State of Rhode Island, and described as follows:
A certain tract or tracts of land situated at Quonsetpoint East Beach,
so-called, in said Town of Charlestown, together with the buildings and
improvements thereon, bounded and described as follows:
Beginning at the northeasterly corner of the premises hereby conveyed,
at the Town Highway, or Atlantic Avenue, so-called, and running north-
westerly corner of the premises of Charlestown Estates, Inc. then continuing
bounded easterly by the premises of Charlestown Estates, Inc. then one
hundred fifty-seven and seventy-one one-hundredths [157.71] feet; then
westerly one hundred forty-four and seventy-one one-hundredths [144.71] feet;
then southerly eighty [80] feet to the easterly boundary line of the premises of
Algonquin Realty Company, then southerly one hundred twenty-one and sixty-
one one-hundredths [121.61] feet to the point of beginning. And a second tract com-
prising of said Algonquin Realty Company, one hundred fifty-nine and sixty-
six one-hundredths [159.66] feet, then southerly one hundred twenty-one and sixty-
one one-hundredths [121.61] feet, to said Town Highway or Atlantic Ave-
nue, fifty-nine and sixty-six one-hundredths [59.66] feet, to the point of be-
ginning or however otherwise the same may be bounded or described.
Meaning and intending to convey by these presents, those, plot or parcels of
land as shown on Annexation Plat No. 1, Lots 1, 20 and 17[?], said plat being on
file in the Town Clerk's Office in Charlestown, State of Rhode Island. To more
completely and particular description of said premises, reference is hereby
made to deeds of record in the land evidence records of said town, namely:
Billings Macomer to Charles Amesworth, Book 13, Page 396; 397; Billings D.
Macomer to Mabel S. Pickup, Book 14, Page 481, 482; and a deed from
to Mabel S. Pickup, Book 15, Samuel H. Davis to Mabel S. Pickup,
Book 15, Page 351; and a deed from Samuel H. Davis to Mabel S. Pickup,
Page 359 reference to the aforementioned deeds are hereby made and made the
same an adequate part hereof.
I hereby covenant that covenants on the above described premises are paid
up to June 15th, 1933, and it is hereby expressly understood that the Grantees
shall assume the payment of all taxes and assessments thereon assessed on and
after June 15th, 1933.
