155 KNOW ALL MEN BY THESE PRESENTS, THAT I, JULIA A. COLE, formerly of the Town of Stonington, County of New London, State of Connecticut, now residing at the MASONIC HOME in the Town of Wallingford, County of New Haven, State of Connecticut, hereinafter called the grantor, in consideration of Ten dollars and other valuable considerations to me paid by THE MASONIC CHARITY FOUNDATION OF CONNECTICUT, a charitable corporation, organized and existing under the laws of the State of Connecticut, canoeing having its office at the Masonic Home in said town of Wallingford, hereinafter called the Grantee, the receipt whereof is hereby acknowledged, do hereby give, grant, bargain, sell and convey unto the said Grantee, and its successors and assigns forever, a certain tract or parcel of land lying and being in the Town of Charlestown in Washington County and State of Rhode Island, being numbered Eight on plan of land owned by James A. Burdick and surveyed by M. A. Neazor, Civil Engineer plan on file at the Town Clerks Office at Charlestown, said lot is bounded and described as follows:— Commencing at the North West corner thereof adjoining the land now or late of James A. Burdick and running east a distance of fifty feet, thence South a distance of one hundred and fifty feet, thence West a distance of fifty feet, thence north a distance of one hundred fifty feet to point and place of beginning. Bounded on the north by land now or late of James A. Burdick, on the South by silanco Stream / Gorge, on the East by land now or formerly of James A. Burdick. Together with the right of way to and from the above granted premises over and across the land now or late of James A. Burdick as granted reference deed in deed from he to the grantor dated July 2d, 1910. It is understood and made a part of this deed that the grantor is not responsible for any change in the boundaries of said land caused by washouts. Being the same premises deeded to me by James A. Burdick July 2nd, 1910, and recorded in Book No. 17, page 159, of the Records of Deeds in the Town of Charlestown, R. I. TO HAVE AND TO HOLD, the aforementioned premises, with all the privileges and appurtenances thereto belonging, unto and to the use of the said Grantee, and its successors and assigns, forever. And I the said Grantor, do hereby for myself and my heirs, executors and administrators, covenant with the said Grantee and its successors and assigns that I am lawfully seized in fee simple of the said granted premises; that the same are free from all incumbrances; that i have good right, full power, lawful authority to sell and convey the same in manner as aforesaid; that the said Grantee and its successors and assigns shall be by these presents at all times hereafter peaceably and quietly have and enjoy the said premises, and that i the said Grantor will, and my heirs, executors and administrators shall, warrant and defend the same to the said Grantee and its successors and assigns forever against the lawful claims and demands of all persons.
