and lawful authority to sell and convey the same in manner as aforesaid; that
the said Grantee and her heirs and assigns shall by these presents at all times
hereafter peaceably and quietly have and enjoy the said premises, and that I
the said Grantor and my heirs, executors and administrators shall warrant
and defend the same to the said Grantee and her heirs and assigns forever against
the lawful claims and demands of all persons.
I hereby covenant that I am a single woman.

We, MALCOLM E. TRAINER AND HATTIE W. TRAINER, husband and Wife, both
of Germantown, county of Philadelphia and State of Pennsylvania, hereinafter called
the Grantors, for consideration paid grant to THORP & TRAINER, Inc. a Corporation
duly incorporated under the laws of the State of Rhode Island and having a place
of business in the town of westerly, county of washington State of Rhode Island,
hereinafter called the Grantees, with Warranty Covenants:
A certain tract or parcel of Land situated and being in the town of
Charlestown, in said county of Washington and bounded and described as follows,
to wit:
Lot numbered one hundred six (136) as shown and delineated on a certain
plat or plan entitled, "Plan of Quonocutting Central Beach, Charlestown, R. I.
Thorp & Trainer, Inc. agents. Drafted August 24th, 1924. Scaled 1" = 100'
Engrs. Reviewed St. Sept 10, 1929." Said plat or plan being on file in the Town
Clerk's office in said Town of Charlestown. Said Grantees its successors and assigns,
shall have the right to pass and repass, in and out and from and to the said lot, and
track on foot or otherwise, over, and across on those certain rights of way or roads
as shown on said plan and plat and also shall have the right of way leading from the
leading to the beach, and also the right of way leading from the road to the fresh water
water hole, and any other right of way leading to the beach which right of way is used
for public use; said Grantees, for itself, its successors and assigns, hereby conveys
and agrees to pay to the said Heirs, executors and assigns will shall pay to Howard R. Thorp, of
Westerly, Kent County, Rhode Island, its successors and assigns, on and until the
first day of August in each Year hereafter, the sum of Five ($5.00) Dollars for

each lot hereby conveyed. Said sum to be expended and applied by the said Howard
E. Thorp, his heirs and assigns, and in his judgment and uncontrolled discretion to the
care and maintenance of the roads and other portions that may be designated for
public use, and the said sum hereby made a lien and charge on
upon the premises hereby conveyed, and in case of failure to make any payment with the
in due time after the same shall become due and payable, it shall be lawful for the said
E. Thorp, his heirs and assigns, to sell and convey the premises at Public Auction,
first after giving notice of such sale by posting notices in a conspicuous place in the
town, at least once each week for three successive weeks and to become the purchaser
or cause to become the purchaser of the said premises and subject to the
following conditions and restrictions, namely:
1. In case of a contemplated sale of said lot or piece of land or any part there-
of, the said Howard E. Thorp, his heirs and assigns shall be given first option to buy
in writing and shall have the first option to purchase the same with the building and
all improvements thereon at a price not less than the purchase price in good faith and made
and actually offered to the said Grantee, its successors and assigns.
2. The above conveyed premises shall be used only as a site for or dwelling on the
house on the lot, and no other building shall be erected on the said lot, and no portion
of the premises shall be used in accordance with the building lines as shown on said plat, and no portion
of any buildings or dwelling houses built upon the premises shall encroach the building lines
