485 Know All Men By These Presents, That the Twenty Realty Corporation, a corporation established under the laws of the State of Rhode Island, hereinafter called the grantor, for and in consideration of the sum of Two Thousand Dollars & it paid by Asa I. Loper of the town of Charlestown and state of Rhode Island and Arthur E. Moore of the city of Providence in said state, hereinafter called the grantees, the receipt whereof is hereby acknowledged, does hereby grant, bargain, quit claim and convey, unto the said grantees their heirs and assigns forever That that lot of land called and known as "Lot Fourteen" situated on the easterly side of the East Beach Road, described and delineated in a plan in the town of Charlestown and state of Rhode Island, said land and appurtenances as it is (see Plot A (free)) on the plot attached Certified Plan filed in Charlestown R.I. noting that the Twenty Realty Corporation, Providence, R.I., Sept. 1930 J.T. Conn. Notary Public commissioned and qualified and registered within the Province of Maryland Commissioner for Swearing in Charlestown. Said lot is bounded and described as follows: Beginning at a stone boundary on the easterly side of said East Beach Road, thence north easterly seventy seven and one half feet to a nail in a fence 488 said road easterly to Charlestown Road and on, over and across the parcel of land as described on said plat lying easterly of and adjoining lot 12 15 (Fifteen) on said plat and bounding easterly on Charlestown Road, with full rights and privileges. Be it known that said store as aforesaid and I D. E. and express all short undivided rights and privileges appertaining to or appurtenant unto said store and said parcel of land the rights, privileges and easements hereby granted are to be forever owned and enjoyed by the grantees, their heirs and assigns and common with the granted it successors and assigns, and right, privileges and easements and hereby granted to the said grantees, their heirs and assigns as appurtenant to the aforementioned premises and as appurtenant to the forms of the granted premises respectively, namely eighty fifth of aforesaid premises and every part and parcel thereof, said form the grantees herein above named being the same form formerly owned by the late Samuel Briggs and of which the deed named and concerned and which prior thereto was known as the Harmony Farm. And I do here and by this above mentioned manner with all the privileges and appurtenances thereunto belonging unto and to the use of the said grantees and their heirs and assigns forever in the following manner namely as follows: one undivided two thirds part to the said Tobias, his heirs and assigns forever, and an undivided one third part to the said Bethany S. Moore, her heirs and assigns forever and probably to forever and to hold the aforementioned rights privileges and easements to them and to all said said grantees, their heirs and assigns forever as appurtenant to the above mentioned premises as appurtenant to their said forms of the grantees being originally owned by the aforementioned premises and every part and parcel thereof, said form of the grantees herein above named being the same form formerly owned by the late Samuel Briggs said parcel of which the deed said and referred under the phrase there was known as the Harmony Farm. And it is the said Grantor do hereby for myself and for my successors covenant with the said grantees and their assigns forever that it is lawfully seized in fee simple of the said granted premises that the said
