I agree to convey said premises by warranty deed and proficient deed conveying marketable title when sale is made, to pay a sum of eighty five dollars ($85.00) to said agent for his services and commissions. Said lot #65 is 60 ft. wide and extends from Sunset Ave on the East to Quonocutaug Pond on the West, and is bounded southerly by other land of this seller, and northerly by land of Dr. Vaughan. The balance of Eighteen Hundred ($1800.00) making a total purchase price of Two Thousand ($2000.00) dollars is to be demand payable at the office of H. E. Thorp & Son, Inc., 31 Broad St., Westerly, R. I., within 30 days of the date hereof upon the seller conveying marketable title, or the amount hereby received shall be retained as and for liquidating damages.
