478 Know All men by these presents that I Jphnler T. Eldridge
of Scituate town county of Providence and state of Rhode Island and partners, am
in consideration of ten dolars and other valuable considerations to me
paid by my trusty friends and now Roy S. paynard husband and wife of
the same I agree and irrevocably sell grant bargain sell and
convey unto the said parties I shall heirs and assigns forever, as
full right and title as I have in common, a lot of land
situated in and concerning a dwelling house and other
appurtenances therein for starting out the vacation of the highway
opposite the story on the East Road to Pawtucket, R.I. and bound
and abutted on the East on the East Road, bordering my land
running southeasterly to story B Roadside R.I. northerly and westerly by
land belonging to the estate of Sethan and his heirs and
successors other the same may be conveyed as a whole lot
to have and to hold the aforesaid its premises, with all
its rights privileges and appurtenances thereunto belonging with all
and to the use of the said grantees and their heirs and assigns forever,
in its entirety as it exists in common and I, the said
grantor, for myself for my heirs hers species and all
executors administrators etc with the said grantees and their heirs
and assigns that I convey full title in fee simple of the said
premises that the same free from all incumbrances.
That I have good right full broad and lawful authority to sell and
convey the above in manner as above and that the said grantees and
their heirs and assigns shall be present at all times hereafter
peaceably and quietly seised and enjoyed the said premises and that I and
the said grantors will and my heirs executors and administrators
shall warrant and defend the same to the said grantees and their
heirs and assigns against the lawful claims and demands of
all persons.
In witness whereof I have hereunto set my hand and seal this
day of June in the year of our lord one thousand nine hundred and forty first.
