526 STATUTORY FORM OF WARRANTY DEED We, DANIEL F. HEALEY and DOROTHY M. HEALEY, husband and wife, both of the city of Cranston, County of Providence and State of Rhode Island, as joint tenants, for consideration paid grant to JAMES P. JEFFREY and KATHLEEN C. JEFFREY, husband and wife, both of the Town of Stonekington, County of New London and State of Connecticut, as joint tenants and not tenants in common, meaning to the survivor, with WARRANTY COVENANTS A certain tract of parcel of land together with all buildings and improvements thereon, located at Charlestown in the Town of Charlestown, County of Washington and State of Rhode Island, and known as Lot #81 on a certain plat once plotted by "Emilie Anne, property of Charlestown, R.I." as recorded in the Land Evidence Records of the Town of Charlestown, Book 31, Page 526, said plat being recorded in the Land Evidence Record of said Town of "charlestown", and bounded and described as follows, to wit: Beginning at the Northeasterly corner of the above described parcel herein conveyed at a point on the easterly side of Route 138, Range av, called "stone", said point being mainly southeasterly the convexity of land of Arthur E. Peckham, etc, thence southeasterly along the easterly side of said Route 138, a distance of ninety-three (93) feet, to a stone boundary mark; thence running southeasterly as herein conveyed, thence easterly a distance of seventy-two (72) feet, to a stone boundary mark; thence running southeasterly as herein conveyed, thence easterly a distance of two hundred twenty-two (222) feet, or more or less, to a site of a stone wall; thence running southeasterly a distance of one hundred seventy-four (174) feet, or more or less, to a stone boundary mark; thence westerly a distance of seventy-five (75) feet, then running southeasterly as herein conveyed, thence westerly a distance of one hundred seventy-four (174) feet, or more or less, to a stone boundary mark; thence westerly a distance of two hundred twenty-two (222) feet, or more or less, to a site of boundary mark; thence westerly by House Avenue, so called, southeasterly by land of Robert G. Trumble and wife, easterly by a stone wall and northerly by land of Arthur E. Peckham, to the point of beginning. And in consideration of the above premises it is understood and agreed that the following restrictions and reservations shall apply to and run with the land for a period of thirty years from November 1, 1948. The above conveyed premises shall be used for residential purposes only and as a site for one only residence, said residence to be at a distance of not less than twenty feet from the road and not less than thousand (1000) feet to be built, no portion of any building shall be on the west then building the line of twenty-five (25) feet, and no portion of any building erected on the lot shall be within twenty-five (25) feet of the side line and no more than one (1) residence shall be built, no other buildings shall be constructed there, all toilets must be sanitary, flush toilets, and all toilets and sinks must drain into a septic tank or cesspool. In consideration of the purchase price the grantees, their heirs, executors, administrators and assigns, and licensees, grantees and servants are granted a right of way to cross and re-cross at all times, for all purposes, in common with the other owners of lots on the plat, including the owners on that said plat for the purpose of using said lagoon for the keeping of a small boat or boats and a
