D. 1963 at 9:00 o'clock a.m., and recorded by [Signature] Deputy Town Clerk ---- STATUTORY FORM OF WARRANTY DEED CHARLESTON ESTATES, INC., a corporation duly incorporated under the Laws of the State of Rhode Island, and having a place of business in the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to QUONNOCUT EAST BEACH ASSOCIATION, a corporation duly incorporated under the Law of the State of Rhode Island, and located at Quonsetbeach, in the Town of Charlestown, County of Washington and State of Rhode Island, Rhode Island, and located at Quonsetbeach, in the Town of Charlestown, County of Washington and State of Rhode Island, with WARRANTY CONVEYANCE. Two certain tracts or parcels of land located at Quonsetbeach Beach, in the Town of Charlestown, County of Washington and State of Rhode Island bounded and described as follows, to wit: Parcel #1. A certain tract or parcel of land located on the southerly side of Atlantic Avenue, at so named, at Quonsetbeach Beach consisting of lots #511, 513, 515, 517, 519, 521 and 525, as shown on that certain plat of Quonsetbeach Beach, recorded in the Land Evidence of Charlestown, R. I. in Book 38 at p. 511, by S. H. Davis, Prop. Leon L. Holland, G. E., scale 1 inch equals 100 feet, Revised July, 1931. Said lots are contiguous one and other and are bounded as follows: on the North by Atlantic Avenue 300 feet, more or less, by other lots and land on the grant grantor 260 feet, more or less, southerly by the Atlantic Ocean 300 feet, more or less, by other lots and land on the grantor 235 feet, more or less, and easterly by other lots and land on the grantor 235 feet, more or less, as shown on said plat. Parcel #2. A certain tract or parcel of land located on the northerly side of Atlantic Avenue across the street and northerly from Parcel #1 heretofore described. Said parcel consists of lots 512, 514, 516, 518, 520, and 522, all as shown on the aforesaid plat on the above mentioned book and page. Said lots are contiguous one and other and are bounded as follows: on the North by Atlantic Avenue 300 feet, easterly by other lots and land of this grantor 155.42 feet, by East Pond 300 feet, more or less, and westerly by other lots and land of this grantor 155.42 feet, as shown on said plat. In consideration of the purchase price these lots are to be held and used by the Quonsetbeach East Beach association for general recreational purposes and are not to be commercialized and no buildings of any kind or nature are to be erected thereon.
