515 We, AMERICO J. GABRIELLE and SUSIE M. GABRIELLE, husband and wife, both of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to RAYMOND F. YOUNG and DOROTHY H. YOUNG, husband and wife, both of Calottonville, State of Connecticut, as JOINT TENANTS and not as Tenants in Common, with WARRANTY CURTENSY COVENANTS (Description and incumbrances if any) That certain real estate situated at Conocutunk East Beach, Town of Charlestown, County of Washington and State of Rhode Island, described and bounded as follows: That certain lot or parcel of land, bounded and described as follows: beginning at a point on the westerly side of Central Avenue at the northeasterly corner of Lot Number 53 and at the southwestern corner of Lot Number 57 as shown and delineated on that certain plat or plan entitled, "Revised Plat of Cottage Sites on Proprietors Americo J. Gabrielle, [?] and [?] in the Town of Charlestown, R.I. No. 601", dated June 20, 1936 and Doris L. Beausoleil, "said plat being on file in the Town Clerk's Office, said Town of Charlestown in Book 2 Plat Page 24 of said records"; thence running northerly bounded northerly by said Lot Number 57, a distance 100.00 feet to a point; thence at right angles and running southerly, bounded southerly by a distance 100.00 feet to a point on said plat; thence running easterly bounded southerly by westerly side of that land belonging to said plat; thence running easterly bounded southerly by side Cross Street until it comes to Central Avenue, and running northerly bounded northerly by easterly side of Central Avenue to the point of beginning. bounded northerly and southerly by said Central Avenue and easterly by that land of the grantees. bounded northerly and southerly by land now or formerly of these Grantors, southerly by Cross Street and easterly by Central Avenue, as shown on the aforesaid plat. This conveyance includes a right-of-way concurrent, in common with others, to Charlestown Pond over Cross Street and Fouquet Avenue, and over a 20-foot right-of-way leading easterly from Fouquet Avenue bounded at the north by Lot No. 55 and Lot No. 56 as shown on said plat. As a part of the consideration for this deed, the within grantees for themselves and their heirs administrators, executors and assigns, assume and agree to pay one-sixth (1/6) of the cost of maintenance after the 1st day of May 1962 of the road extending from the east line of said East Beach Road to the west line of said Fouquet Avenue. Meaning and intending to hereby convey a PORTION of the premises described in deed of Lucy B. Pendleton et al to these Grantors, dated September 21, 1956 and recorded in the Records of Land Evidence, said Town of Charlestown, in Book 38 at Page 506. The herein conveyed premises being a portion of Lot No. 52 on aforementioned plat. We, Americo J. Gabrielle and Susie M. Gabrielle, husband and wife, the grantors release to the grantees all our right of curtesy and dower and all other interest in the aforementioned premises.
