KNOW ALL MEN BY THESE PRESENTS, That I, ETTA M. RATHBONE, of South Kingstown in the State of Rhode Island, in my capacity as Administrator of the Estate of Harriet A. Rathbone, deceased, by virtue and in exercise of the power and authority conferred upon me in and by a decree of the Probate Court of the City of Cranston, State of Rhode Island, entered on November 30, 1961, and of every other power and authority me hereunto enableing, and for and in consideration of the sum of ONE HUNDRED FIFTY ($150.00) DOLLARS to me paid by JOHN B. SKINNER and DORIS R. SKINNER, his wife, of Lake Worth in the State of Florida, hereinafter called the Grantees, the receipt whereof is hereby acknowledged, do hereby grant, bargain, sell and convey unto the said Grantees as joint tenants and not as tenants in common, their heirs and assigns:
Decedent's one-half interest in the following real estate:
That certain real estate situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, and described as follows: A triangular Lot or parcel of land situated in the Town of Charlestown, County of Washington, State of Rhode Island, and laid out and designated as Lots 601-602 shown on a Map of Charlestown by the Sea, Charlestown, Rhode Island, Owned and developed by Thomas F. Reilly, [?] 1936, dated July 1, 1936, signed R. W. Leighton, District Engineer of Connecticut, and filed in the office of the Town Clerk of said municipality. Said lots are bounded as follows:
Westerly : by Charlestown Beach Road, as shown on said Map, fifty (50) feet, more or less;
Northerly : by Lot 600, as shown on said Map, one hundred ten and 3/10 (110.3) feet, more or less;
Easterly : by part of Lot 653, as shown on said Map, fifty (50) feet, more or less;
Southerly : by Lot 623, as shown on said Map, one hundred Nine and 9/10 (109.9) feet, more or less.
TO HAVE AND TO HOLD the aforementioned premises with all the privileges and appurtenances thereunto appertain, unto the said Grantees, as Joint Tenants, their heirs and assigns forever.
And I, the said ETTA M. RATHBONE, as such Administrator, for myself and for my successors, executors and administrators, do covenant with the said Grantees, their heirs and assigns, that I, as such Administrator, have good right, full power and lawful authority to sell and convey the same in manner as aforesaid; that this conveyance is made according to the directions of said Court heretofore given to me that I have given bond for the faithful application of the proceeds of this conveyance according to law and as required by the said decree of said Court, and that in all respects I have at all times conformed to the directions of said Court and the laws of said State in the premises.
IN WITNESS WHEREOF, I have hereunto set my hand and seal in my capacity as Administrator as aforesaid, this 21 day of December A. D. 1961.

My undivided interest real estate situated in the Town of Charlestown, County of Washington, in the State of Rhode Island Part contains real estate situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, and described as follows: A certain lot or parcels of land, located in the Town of Charlestown, County of Washington, State of Rhode Island, and laid out and designated as lots on a map shown as "Charlestown by the Sea, Partitioned" dated June 15, 1934, by W. Leighton, Civil Engineer, New Haven, Connecticut," and filed in the office of the Town Clerk of said Town of Charlestown. Said lots are bounded as follows:
Westerly : by Charlestown Beach Road, as shown on said Map, fifty (50) feet, more or less;
Northerly : by Lot 620, as shown on said Map, one hundred ten and 3/0 (110.3) feet, more or less;
Easterly : by part of Lot 65, as shown on said Map, fifty (50) feet, more or less;
Southerly : by Lot 623, as shown on said Map, one hundred nine and 9/0 (109.9) feet, more or less.
I, ETTA M. RATHBONE, hereby covenant that I am unmarried.
