QUIT-CLAIM DEED I, HAROLD L. BROWN, of the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to CARRIE M. BURDGE, of the Town of Charlestown, County of Washington and State of Rhode Island, with QUIT-CLAIM COVENANTS That certain parcel or tract of land, together with any and all improvements thereon, situated in the Town of Charlestown, County of Washington and State of Rhode Island, containing one-half balance acre, more or less, bounded and described as follows: Northerly and easterly by land, formerly of Cyrus B. Kenyon, southerly by land formerly of Alan Green and westerly by the State Highway. Meaning and intending to convey all my right, title and interest, it being a one-sixtieth (1/60) part thereof described in deed of William D. Gross, Collector of Taxes, the Town of Charlestown, dated December 21st, A. D. 1960 and recorded in the Records of Land Evidence, said Town of Charlestown in Book No. 37, Pages 481 and 482. Commencing at the intersection of the northerly line of Moulton Place and the westerly line of Nonet Ave, said point being the southeasterly corner of the parcel herein conveyed thence westerly one hundred ninety (190) feet, more or less, bounded southerly said Moulton Place to the southeasterly corner of the parcel herein conveyed at an intersecting stone wall thence northerly along said intersecting stone wall eighty feet, more or less, bounded eastly by the northerly corner of the parcel herein conveyed thence easterly one hundred ninety (190) feet on former lot of John Crane, bounded northerly one hundred ninety (190) feet, more or less, to the westerly line of Nonet Avenue, bounded northerly by the northerly line of Nonet Avenue thence southerly along the westerly line of Nonet Avenue seventy-five (75) feet, more or less, to the point and place of beginning, bounded easterly by said Nonet Avenue. Being the same premises conveyed to the mortgagors herein by Dinwoodie Margaret B and Dinwoodie Robert G by deed dated June 9, 1960 and recorded in the Land Evidence Book of the Town of Charlestown, R. I., in Book No. 37, pages 269 and 270. Also a certain piece of tract or parcel of land located "in the Town of Charlestown, County of Washington and State of Rhode Island and shown as Lot 4 on a certain plan or plat entitled, "Sunrise Acres, Property of Washington Trust Company, Inc., Quonochontaug, Charlestown, R. I., scale 1 inch equals 80 feet, November, 1962, Robert S. Lewis, Engineer" a record copy of which plan is filed in the Town Hall of Charlestown, and the premises herein conveyed are described as follows, to wit: Commencing at the southeasterly corner of the premises herein conveyed said point being on the westerly line of Nonet Avenue thence north eighty degrees forty minutes west (N 80° 40' W) more or less, to a stone wall at the southeasterly corner of the parcel herein conveyed thence northerly along said intersecting stone wall eighty feet, more or less, bounded easterly with seventy-five (75) feet to the northeasterly corner of the parcel herein conveyed thence easterly with seventy-five (75) feet (to the northeasterly corner of the parcel herein conveyed being westerly bounded by land now or formerly of the Washington Trust Company, Inc.) thence southerly along the westerly line of Nonet Avenue one hundred ninety (190) feet more or less, to the northeasterly corner of the parcel herein conveyed at a point on the westerly side of Nonet Avenue thence northerly along the westerly line of Nonet Avenue seventy-five (75) feet, more or less, to the northeasterly side of said Nonet Avenue to the point and place of beginning, bounded easterly by said Nonet Avenue. Together with all rights and privileges, and subject to all restrictions and conditions as contained in title deed. Being the same premises conveyed to the mortgagors herein by Leavitt A. Briggs and Ma L. Briggs by deed dated July 6, 1936 and recorded in the Land Evidence Book of the Town of Charlestown in Book No. 37 at page 396. The mortgage is made upon the STATUTORY CONDITION and with the STATUTORY POWER of sale; provided, however, that a foreclosure may be held upon the premises or elsewhere at the option of the mortgagee, as specified in the notice of such sale. This mortgage is made subject to those additional agreements and covenants contained in that instrument entitled, ADDITIONAL COVENANTS OF MORTGAGORS THE WASHINGTON TRUST COMPANY executed herewith by the mortgagors, a copy of which has this day been received by the mortgagors, the exact terms of which are on record in said Town of Charlestown, R. I., in Land Evidence Records Book 34, at pages 369 and 370. Said Agreements and covenants are by reference made part of this mortgage, and if default shall be made in the observance or performance of any of the same, it shall be lawful for the mortgagee to sell the above described premises pursuant to said STATUTORY POWER OF SALE.
