323 WARRANTY DEED I, MARGARET D. MIGEL, of the Town of Charlestown, County of Washington, State of Rhode Island, for consideration paid grant to HAMILTON MIGEL and BARBARA F. MIGEL, husband and wife, both of Northfield, Illinois, as Joint Tenants and not as tenants-in-common with warranty certain real estate situated in the Town of Charlestown, County of Washington State of Rhode Island, and described as follows: beginning at a point marked the southwesterly corner of the premise described on that plat entitled, "Plot of Land in the Town of Charlestown belonging to Mr. and Mrs. Hamilton Migel, Nov. 10th, 1950, the Town of Charlestown, v.y. [?] L. Pollard, Civil Engineer, Scale 1" - 40', main plot being filed in the Records of the land evidence of the Town of Charlestown in book 34, page 111, said point being easterly extended boundary partly by premises of T. H. Danby, and partly on the line of Catherine Daubny as shown on said plat, a distance of 59.90 feet, then running northerly and running westerly a distance 59.80 feet on said plat, thence running northerly, or until it comes to the southeasterly corner of Charlestown Fond as shown on said plat, 130.00 feet, or until it comes to the southeasterly line and a distance of 59.80 feet on said plat, thence running westerly until it comes to the northeasterly corner of some other premises of said grantors then running southerly bounded westerly by said other lot, a distance of 59.80 feet a distance 130.00 feet, then east on said plat, until it comes to the place of beginning or however other wise bounded or described. Being and intending to convey a portion of the premises conveyed by deed of Thomas L. Arnold to this grantor and said deed dated June 20th dating date of July 20th, 1949 and recorded in the Records of land Evidence, said Town of Charlestown, Book 30, pp 183 and pages 183 and 184. Also, hereby conveying to said grantees, their heirs and assigns, a Right of Way over land, formerly of Thomas L. Arnold and now belonging to the said Margaret D. Migel, across the formerly of said Arnold, and together with Rights of Way over land conveyed by said deed Thomas L. Arnold to Isabella H. Daubny said land mentioned in the deed of date November 8th, 1912 and recorded in said Records of the Town of Charlestown, Book 17, page 479. This conveyance is made subject to restrictions, rights of ways, and reservations that may appear in the title of title; also, conveying rights-of-way as now traveled over promises of these grantors and land of the Charlestown Pond. The consideration for this conveyance is such that no Internal Revenue Stamps are required. I, Julius A. Migel, husband of the grantor release to the grantee all my right of curtesy and all other interest in the aforesaid premises. WITNESS my hand this 30th day of April 1962 Margaret D. Migel Julius A.
