352 This Indenture of Lease entered into on this fourth day of January A.D. 1870 by and between George Healds of Warwick, R.I., hereinafter called the lessor, and George H. Hardy any clerk, reside P. Black Street Providence R. Island trustee Factory building of Shamrock R.I. hereinafter called the lessee, Witnesseth, That the said lessor does hereby demise and lease unto said lessee the building known as Black's Hall situated in the town of Warwick town, county of providence, State of Rhode Island, the lease is in make all repairs and is to have the privilege of making such alterations as he may see fit for his use and to hold the same with the appurtenances unto said lessee, executors, administrators and assigns, for and during the term of one year from the first day of January AD 1870 to the first day of January AD 1871 inclusive and paying therefore, during said time the yearly rent of 200 dollars the each and every year's during the continuance of this lease, and in the same proportion for any less time, in equal monthly payments of five dollars each, on the 10th day of each and every month succeeding the date hereof until said rent is paid in full, and the said lessee for himself, executors, administrators and assigns, covenant with the said lessor heirs and assigns that, will pay said rent at the times and in the form manner aforesaid and that in case of failure on his part to pay the same within ten days subsequent to the time before specified’ Cand it shall not be required that any demand be made for the same) or in case of failure to perform all the covenants and agreements contained in this lease on the part of the said lessee to be kept and performed, the said lessor heirs and assigns, shall be at liberty to enter upon said premises and declare this lease to be at an end and take immediate possession of the premises; and that the said lessee will keep the interior of the premises in good repair, including the setting of glass in windows and doors during the continuance of this lease, and at the said expiration or sooner termination thereof, will quietly and peaceably surrender up possession of the premises to the said lessor heirs or assigns in as good order as they now are, or may be put in, ordinary wear and tear, and damages by the elements, except and that will not assign this lease, nor sublet the whole or any part of the premises, and will not make or suffer to be made any alterations in the premises without the consent in writing of the said lessor

Johnstone, husband and wife, both of the Town of Charlestown, County of Washington, State of Rhode Island, as Joint Tenants and not as Tenants in Common, meaning to the survivor, with MANUFACTURE COVENANTS That certain lot of parcel or land, together with the buildings and improvements thereon, situated and being located in the Town of Charlestown, County of Washington and State of Rhode Island, shown and delimited as Lot Nos. 23 (twenty-three) and 24 (twenty-four) on that certain plat entitled, "CROSSLAND PARK'S Section Two in the Town of Charlestown, R. I., Property of Glenn F. Godden & Mildred L. Godden, Platted July, 1961, by R. E. Banterbrook, Civil Engineer, Scale 1" = 60', said plat being filed in the Records of the Land Evidences, said Town of Charlestown, in Plat Book 3, at Page 64. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the streets and avenues, and shown on said plat, telephone and electric pole lines or conduits, gas water and means, sewer and conduits for storm water and sanitary purposes or for any facility deemed convenient or necessary by said grantors for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of furnishing any one or more of the aforesaid facilities. This conveyance is made SUBJECT to the following restrictions: 1. That only one conveyance prime-family residence and private garage and boat house shall be erected, placed, maintained or permitted upon said lot; provided, however, that this restriction, not be construed to prevent the erection of a guest house or new lot building or an addition to existing lot, and provided further that no part of any building including porches, shall be built on said lot nearer than 30 feet from the front street line; 10 feet from the side lines of adjoining property boundaries; 25 feet from the rear street line, and 15 feet from the rear property line. 2. That no garage or boat house shall be used as a residence unless it contains the minimum cost of the residence to be erected or maintained on said lot; that no tents, temporary buildings, house or auto trailers, for sale or lease, remain.
