249 (a) There shall be no building extending over a line Twenty-Five (25) feet from roads fronting each parcel or Twenty (20) feet from rear boundary of the parcel Eight (8) feet from each side boundary of the parcel or Twenty (20) feet from rear boundary and ten feet from boundaries of the next parcel. (b) There shall be no dwelling erected or constructed on the property of this less than Five-Hundred (500) square feet of first floor area over all, provided however, that One-Hundred square feet of the terrace may be counted as part of the first floor area. Foundations of constructed wood must be painted, stained or confined, foundations shall be of solid masonry. (c) Sanitary facilities must be installed and constructed in accordance with the existing zoning parcel for dwellings. (d) Drain fields must be installed in the rear half of each parcel. (e) There shall be no pulley or line for hoisting materials over the street or sidewalk. (f) The throughout property, including any trailer used or dwelling used or Guest house or tent or tent can be moved onto or erected on any parcel. Basements or temporary buildings shall not be used for business purposes. Only new and durable material shall be used in the construction of the outside of buildings unless concrete or cedar shingle is employed. Construction size shall be made of brick, stone, concrete or an equivalent material. (h) The parcels hereby conveyed shall be used only for residential purposes.
