WARRANTY DEED

I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to ELEANOR R. GRINNELL, of the Town of Charlestown, County of Washington and State of Rhode Island
with WARRANTY COVENANTS
That certain lot or parcel of land situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, being Lot Numbered 9 (attn) and 10 (attn)
on that plat entitled "FORT NECK PLAT in the Town of Charlestown, R. I., Property of Sarah J. Browning. Platted March, 1958, W. R. Eaterstones, Civil Engineer, Scale 1" = 80'", subject to the following restrictions, viz:
1. No building shall be erected except for residential purposes and no buildings or other structures shall be erected, altered, placed or permitted to be placed or used for any purpose other than a single family dwelling, including garages, servants' quarters or guest houses or permitted to house more than two (2) persons.
2. No building shall be erected on any lot less than 100 feet wide, provided, however, that this restriction shall not be construed to prevent the construction of one house by one party or on one lot and permit an adjoining lot, so the joined lots in their treated be as one lot of 100 feet or more in width.
3. No building shall be erected within 25 feet of any property line, provided, however, that this restriction shall not be construed to prevent the construction of porches, steps, etc. within 10 feet from any site or any other projections of the house, provided that such projections shall not exceed 10 feet in depth.
4. No shed, dog house or detached garage or convenient structure or accessory guy any other appropriate structure shall be erected, altered, placed or permitted to be placed or used for any purpose other than a garage, tool house, greenhouse, or the like, provided that the materials to be used shall be of the same as those used in the main house, provided, however, that this restriction shall not be construed to prevent the construction of a shed, dog house or detached garage or convenient structure or accessory guy any other appropriate structure within 20 feet of the property line, provided that such structure shall not exceed 10 feet in depth. Side porches or mezzanines of storage or other improvements have been constructed. The following basic rules must however, be observed: No building shall be erected within 25 feet of any property line, provided, however, that this restriction shall not be construed to prevent the construction of porches, steps, etc. within 10 feet from any site or any other projections of the house, provided that such projections shall not exceed 10 feet in depth.
5. Foundation foundations must be of a solid masonry construction.
6. No fence or wall of any kind shall be erected on any lot whatever. However, in no instance will novelty staves be allowed over any soil installation fences, etc. or other materials be used for exterior surfaces on buildings.
7. No building shall be erected on any lot less than 100 feet wide.
8. No building shall be erected within 25 feet of any property line.
9. All buildings with plastered interior walls must be plastered on the eaves and cornices before any construction of buildings shall be advanced.
10. No business of any kind shall be conducted on any lot whatever. However, in no instance will any professional office, such as a doctor, surgeon, dentist, lawyer, accountant, architect, engineer, or other similar profession be permitted, provided, however, that no storefront, store or lot be marked or advertised as a shopping plaza or commercial center or any other similar designation, and that the professional office shall be located in the main house, provided, however, that no such office shall be, in no instance, be used for any purpose other than a professional office, and that the professional office shall not be used for any purpose other than
