THE QUONY REALTY CORPORATION, a corporation duly incorporated and created under the laws of the State of Rhode Island and having a place of business in the city of Providence, County of Providence and State of Rhode Island, for consideration paid, grant to HELEN GAY SWEENY, of the City of White Plains, County of Westchester, State of New York, with WARRANTY CONVEYANCE TENTS.
A certain tract or Parcel of land estate with cottage, barn and other improvements thereon situated on the west side of the East Beach Road, so called, at Quonnoquontauk East Beach in the Town of Charlestown, County of Washington and State of Rhode Island and more specifically described as follows, to wit:
Beginning at a point on the westerly side of the highway at the northeast corner of the premises hereby conveyed, thence running southerly along said highway One Hundred Forty (140) feet, thence running westerly Three Hundred Twenty-eight (328) feet, more or less, to land of Ann T. Hoxsie; thence running northerly One Hundred Forty (140) feet, more or less, thence running easterly Three Hundred Forty-one (341) feet, to the point and place of beginning. Bounded easterly by the highway, southerly and northerly by other land of the grantor and westerly by land of Ann T. Hoxsie.
Meaning and intending to convey lot No. 3 as shown and delineated on a certain plan or plat entitled, "Peabody Plat in Charlestown, Rhode Island, owned by The Quony Realty Corporation, Scale one inch equals 80 feet, surveyed September 1930 by Leon L. Holland, C. E.," said plat being filed for record with the Land Evidence Records in said Town of Charlestown.
In addition to the above described premises, Helen Gay Sweeny, her heirs and assigns are also granted the rights and privileges for them, their tenants, servants, visitors and licensees to pass and repass at all times and for all purposes in common with others over and across a certain tract or parcel of land forty feet in width extending from Quonnoquontauk East Beach Road to Charlestown Pond.
Said right of way is bounded northerly by Lot No. 16 and land of Henry W. Hoxsie and southerly by other land of the grantor, all as shown on the plat known as "Peabody Plat" hereinbefore referred to.
IN WITNESS WHEREOF, the Quony Realty Corporation has caused these presents to be signed and its Corporate Seal to be hereunto affixed by Benjamin P. Moulton, its President and Treasurer, hereunto duly authorized this 6th day of September, A. D. 1940.
