216 and interest are paid in full, all as provided in said note, the following described land, together with all buildings and other improvements now or hereafter erected thereon, all the hereditaments, appurtenances and rights thereunto belonging or in any wise now or hereafter appertaining, and together with and including as part of the realty, all heating and air-conditioning apparatus, plumbing, stoves, ovens, doors and windows, gas, oil and electric fixtures, screens, screen doors, awnings, and other fixtures of whatever kind in and premises or hereafter placed therein prior to the full payment and discharge of this mortgage, situated in the Town of Charlestown, County of Washington and State of Rhode Island, bounded and described as follows: All that certain piece and parcel of land, with buildings and improvements thereon located, in the "Amolda Colony" in the town of Charlestown, County of Washington, State of Rhode Island, bounded and described as follows: BEGINNING at the point marked by an iron pipe, said point lying west northeasterly corner of the tract hereof described and also the westerly corner of land of Edward Dudley; thence running southerly on the centerline of the Slocum road, being an interior angle of 159° 01' running east and southerly on the centerline of the road leading to the house of Katherine Slocum a distance of 110.00 feet to an iron pipe in the ground; thence running southerly at an angle of 169° 50' running southerly 80.00 feet to an iron pipe in the ground; thence running southerly a distance of 155.24 feet to an iron pipe; thence bounding easterly by land of Katherine R Slocum running a distance of 155.24 feet to an iron pipe; thence running westerly a distance of 4 feet, more or less, along the shore of Charlestown; thence running westerly a distance of 4 feet, more or less, along the shore of Charlestown; thence running westerly a distance of 4 feet, more or less, along the shore of Charlestown; thence running northeasterly a distance of 4 feet, more or less, to an iron pipe; thence continuing northeasterly on the line of Edward Dudley, running northeasterly at an interior angle of 115° 18' a distance of 195.19 feet to the route and point of beginning, this last course making an interior angle of 51° 51' with the first described course. TOGETHER with all the rights of ways, rights and privileges as contained in title deed. Being the same premises conveyed to the mortgagors herein by Katherine D. Slocum by deed dated December 5, 1941, as will appear of record in the Land Evidence Records of the Town of Charlestown, R. I., in Book 38 at Page 194. This mortgage is made subject to the STATUTE OF FRAUDS of the STATE OF RHODE ISLAND, provided, however, that if a lis pendens shall be filed upon the premises at the option of the mortgagee, as specified in the notices of the month of sale. This mortgage is made subject to the several restrictions and covenants contained in that instrument entitled ADDITIONAL AMENDMENTS TO THE DECLARATION OF THE WASHINGTON TRUST COMPANY executed hereby the mortgagors every obligation of which has this day been received by the mortgagors the terms of which are on record in said Town of Charlestown, R.
