I, Mary Emmett Burke, a widow, of Wakefield, County of Washington, State of Rhode
Island for consideration paid, grant to Robert Keating Pinlayson, of Charlestown, County
of Washington, State of Rhode Island with WARRANTY COVENANTS.
(Description and Incumbrances, if any)
A certain tract of land situated in the Town of Charlestown, County
of Washington, State of Rhode Island, bounded and described as
follows: Beginning at the point where said parcel is located at the northwest
corner of said tract and at the northeast corner of land of Cove
Point, Inc. (formerly of Sarah A. Snyder) thence southerly bounded
westerly by said Cove Point, Inc. land to land now and formerly of
Herbert Wilcox and wife one hundred thirty feet; thence bounded southerly by
Wilcox land one hundred thirty-seven (137) feet, thence southerly bounded
westerly by said Cove Point, Inc. land one hundred twenty (120) feet; thence
bounded westerly by said Cove Point, Inc. land one hundred thirty-one (131)
feet; westerly bounded northerly by said Wilcox land one hundred thirty-one (131)
feet; westerly bounded northerly by said Cove Point, Inc. land one hundred thirty-seven
(137) feet to land of said Cove Point, Inc. thence southerly bounded
westerly by said Cove Point, Inc. land to the salt pond; thence easterly bounded
southerly by said salt pond to said point of W. Stanley Barrett (formerly of
this grantor and Jenifer Burke) one hundred fifty feet, northerly bounded easterly
by said Barrett land to said Post Road; thence westerly bounded northerly
easterly by said Post Road to the point of beginning, or however
otherwise bounded and described.
Reserving, however, to said Herbert Wilcox and wife, their heirs and
assigns, the right of Way contained in a deed from William H. Battin,
to said Herbert Wilcox and wife dated September 18, 1926, and recorded
in the Land Evidence Records of Charlestown, County of Wash-
ington, State of Rhode Island, in Book 22, Page 363, reference to which is
hereby had and made;
Reserving, further, to said W. Stanley Barrett, his heirs and assigns, the ease-
ment or right of way contained in a deed from this grantor to said W.
Stanley Barrett and recorded in the Land Evidence Records of said Town
of Wakefield, in Book 30, Page 318, reference to which is hereby had
and made.
