653 WARRANTY DEED (Statutory Form) I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to DAPHNE P. ALLAN, of Moosup, State of Connecticut with WARRANTY COVENANTS that certain lot or parcel of land situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, being Lot Number 258, (More-or-Less) 1 acre on that plat entitled "FOY'S NECK PLAT in the Town of Charlestown, R. I., Property of Sarah J. Browning, Filed July, 1958, U.S.R.S. Engineering Civils, Engineer Scale 1" = 80 ", subject to the following restrictions, viz:— 1. Said premises shall be used only for residential purposes, and no building or other structure shall be allowed stored above, situated or erected thereon except a one story building designed a duplex single family dwelling house together with a connected or unconnected garage or storage building. 2. Not more than one dwelling house shall be built on any one lot, provided, however, that two contiguous lots may be combined into one lot and one dwelling house built thereon, provided that the combined lot shall be at least 10,000 square feet in area, and so listed then to be treated as one in the town's zoning regulations. 3.
