596 Warranty Deed (Statutory Form) I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to JOHN H. GREEN and JEANETTE H. GREEN, husband and wife, both of 4 Tioga Place, Stamford, Connecticut, as Joint Tenants and not as Tenants in Common with WARRANTY COVENANTS That certain lot or parcel of land situated in the Town of Charlestown, County of Washington in the State of Rhode Island, being Lot Number 26 (Twenty-six) as that plat entitled "PIER'S SITE PLAT in the Town of Charlestown, R.I.", Property of Sarah J. Browning, Platted March, 1959, W.R. Esterbrooks, Civil Engineer, Scale 1" = 80', subject to the following restrictions, vis-a-vis: 1. Said Premises shall be used only for residential purposes, and no buildings or other structures shall have an exterior, a fence, shed or wall of any material other than wood. Only a detached single family dwelling house together with a connected or unconnected private garage for not more than two (2) cars can be built. 2. Not more than one dwelling shall be so built on any one lot, provided, however, that this restriction shall not be construed to prevent the building of a dwelling house on one lot and partly on an adjoining lot, the so defined lot is then to be treated as one lot in the plat. 3.
