WARRANTY DEED (Statutory Form) I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to Julia C. O'Brien, of Mt. Vernon, County of Westchester and State of New York etc of with WARRANTY COVENANTS That certain lot or parcel of land situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, being Lot Number 28 (twenty-eight) in on that plat entitled "POET NECK PLAT in the Town of Charlestown, E. I. Property of Sarah J. Browning, dated March 19th, 1958, W. E. Easterbrook, Civil Engineer Scale 1" = 80' ", subject to the following restrictions, viz:-- 1. Said premise shall be used only for residential purposes, and no business or other structure shall be erected, placed, stored or maintained on said premises, except that a garage may be erected, closed combined with a connected or unconnected residential building. 2.
