WARRANTY DEED (Statutory Form) I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to Julia C. O'Brien, of Mt. Vernon, County of Westchester and State of New York of with WARRANTY COVENANTS That certain lot or parcel of land situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, being Lot Number 28 (twenty-eight) on that plat entitled "POET NECK PLAT in the Town of Charlestown, E. I. Property of Sarah J. Browning, Dated March 18th, 1958, W. E. Easterbrook, Civil Engineer Scale 1" = 80' ", subject to the following restrictions, vit:-- 1. Said premises shall be used only for residential purposes, and no business or other structure shall be erected, placed, or maintained on said premises for any purpose other than residential, or combined with another that is connected or associated with a residential use of said premises. 2. No building shall be erected or any tree cut in any manner so as to extend in any street, where in is a side street, street or main artery, than (twenty-five) feet from the center line of said street, provided, however, that this restriction shall not be construed as prohibiting the erection of a porch or steps leading to the plot. 3.
