387 We, WILFRED F. VIENS and wife, DOROTHY A. VIENS, of the Town of Charlestown, County of Washington, State of Rhode Island. for consideration paid, grant to OSCAR C. VIENS and CLAIRE E. VIENS, husband and wife, both of South Attleboro, Commonwealth of Massachusetts, as Joint Tenants and not Tenants in Common with WARRANTY COVENANTS (Description and incumbrances, if any) That certain real estate situated in the Town of Charlestown, County of Washington State of Rhode Island, and described as follows: Those certain tracts or parcels of land, with all buildings and improvements thereon, situated in the Town of Charlestown, County of Washington and State of Rhode Island, laid out and designated as Lot Number 111 (one hundred eleven) and Lot Number 113 (one hundred thirteen) on that certain plat entitled, "Sea Lea Colony in Charlestown, South Kingstown, R.I., Property of N. J. Seimake, Bumpered Lots represent Area of Sea Lea Colony, Surveyed and platted 1933, 1934, 1936, 1937 1938," which plat is recorded in the Records of Land Evidence in the Town of Charlestown, Rhode Island, in book 46 at page 47. Said grants are subject to restrictions of recorded; also, subject to building set-back lines as shown on recorded plat. also, those certain strips or tracts of land shown and delineated on the aforementioned plat as lot corridors (marked "four board-cut-offs") and 249 (two hundred forty-nine) (249), which strips or parcels of land are conveyed subject to restrictions and the right of reverter for breach of one restriction then, as amended and modified. Whereas and whereas it appears that the name precedes conveyed by deed of Ezra E. Leber and Edith J. Leber dated December 14th, 1934 and recorded in the Records of Land Evidence, said Town of Charlestown, in Book No. 34 at Page 327. We, Wilfred F. Viens and Dorothy A. Also, those certain strip or parcels of land show and delineated on the aforementioned plat as lot number 12 (as marked) 120 feet wide and 120 feet long (bounded forty-nine), which strips or parcels of land are conveyed subject to restrictions and the right of reverter for breach of one restriction thereunto annexed, as set forth in the deed of record. Being the same premises conveyed by deed of Wilfred F. Viens and Dorothy A. Viens dated September 23rd, 1960 to be recorded in the Records of Land Evidence, said Town of Charlestown. This conveyance includes all rights, privileges and benefits contained or referred to in the aforesaid deed and is subject to all conditions and restrictions referred to or contained in the aforesaid deed and the references thereto. This mortgage is made upon the STATUTORY COVENANT AND with the STATUTORY FORM OF SALE. We, Oscar C. Viens and Claire E. Viens, husband and wife the mortgagors release to the mortgagees all our right of entry and cover and all other interest in the aforementioned premises.
