194 STATUTORY FORM WARRANTY DEED KNOW ALL MEN BY THESE PRESENTS, That THE RALCO REALTY CORPORATION, a corporation duly organized and existing under the laws of the State of Connecticut, having a place of business in the Town of Westerly, Rhode Island, for consideration paid, grant to SILAS M. DAVIS and CHARLOTTE M. DAVIS, husband and wife, of Charlestown, Rhode Island, as joint tenants with the right of survivorship and not as tenants in common, with WARRANTY COVENANTS That certain tract or parcel of land, together with the buildings and improvements thereon, situated in the Town of Charlestown, County of Washington and State of Rhode Island, bounded and described as follows:— BEGINNING at a point in the northerly line of North Drive, said point being marked by an iron pin and being the southeasterly corner of the tract herein described and the northeasterly corner of Lot Number Four (4) on said plat entitled, "The Ralco Realty Corporation Plan No. 1, Columbia Heights, Charlestown, R.I., Sheet 1 - inch 50 - feet, July 18, 1936" recorded in the Charlestown Land Evidence Books 35, page 113, thence running northerly by the northerly line of North Drive a distance of 50.00 feet to an iron pin, thence running easterly by the northerly line of Lot Number Four (4) described herein bounded northerly therefore by Lot Number Four (4) on said plat, a distance of 124.06 feet; thence running northerly a distance of 50.00 feet to an iron pin, thence running easterly by the northerly line of Lot Number Four (4) on said plat, a distance of 124.06 feet; thence running interior an angle southeast by 81° 19' and running southerly bounded southeasterly by said Lot Number Four (4) on said plat, a distance of 164.00 feet to the point of beginning of this last course making an interior angle of 90° 00' with the first described course. The above described premises being known as and delineated as Lot Number Five (5) on said plat. Being a portion of the same premises conveyed to this grantor by deed of Columbia Narrow Fabric Company, Dated March 18th, 1959, and recorded in Book 36, at page 542 of the Charlestown Land Evidence Records. TOGETHER with the right to use the roads as shown on said plat and the right of way known as Columbia Heights Road in common with others, for the purpose of travel to and from said premises and the public highway known as North Drive. TOGETHER with the right to use water for domestic purposes only from the present water supply system in common with others in accordance with the terms and conditions set forth in a deed from Columbia Narrow Fabric Company to Ralco Realty Corporation, dated May 18th, 1959 and recorded in Book 36, at page 542 of said records, noon condition that the grantees, their heirs and assigns hereby assume and agree to carry out the terms and conditions set forth in said deed in all respects and so far as, to the extent that, said provisions and obligations affect the premises hereby conveyed. This conveyance is also made SUBJECT to the conditions that said premises be used for private residential purposes only and that no business of any nature be conducted thereon, and to taxes assessed by the Town of Charlestown on December 31, 1999.
