Sabate Deputy Town Clerk ---- STATUTORY FORM WARRANTY DEED KNOW ALL MEN BY THESE PRESENTS, That THE RALCO REALTY CORPORATION, a corporation duly organized and existing under the laws of the State of Connecticut, having a place of business in the Town of Westerly, Rhode Island, for consideration paid, grants to EDWARD T. VIGUE and RUBY N. VIGUE, husband and wife, of Charlestown, Rhode Island, as joint tenants with the right of survivorship and not as tenants in common, with WARRANTY COVENANTS- That certain tract or parcel of land, together with the buildings and improvements thereon, situated in the Town of Charlestown, in the State of Rhode Island, in the County of Washington, State of Rhode Island, and described as follows:— BEGINNING at a point in the easterly line of Columbia Heights Oval West, said point being marked by an iron pipe and being within the northeasterly corner of the tract herein described and the southwes- terly corner of Lot No. 44 as shown on plat entitled "The Ralco Realty Corporation, Plan No. 2, Charlestown, Rhode Island, Charlestown, County of Washington, State of Rhode Island, filed March 28, 1959, in the Columbia Evidence," recorded in the Charlestown Land Evidence Records; thence running easterly bounded northeasterly by said Lot No. 44 a distance of 100.00 feet; thence running northerly with an interior angle of 90° 00' and running southerly a distance 190.00 feet to an iron pipe thence running easterly with an interior angle of 90° 00' and running northerly a distance 100.00 feet in the easterly line of Columbia Heights Oval West; thence running interior angle of 90° 00' and running northerly by and with the easterly line of Columbia Heights Oval West, a distance of 190.00 feet thence running and placed of course, running southerly with an interior angle of 90° 00' with the first mentioned courses. The above described premises being shown and delineated as Lots numbered 40 and 42 as shown on the above described plat. Being a portion of the same premises conveyed to this grantor by the deed of Charlestown Narrow Farm Company, dated March 18th, 1959 and recorded in Book 37, at page 542 of the Charlestown Land Evidence Records. TOGETHER with the right to use the roads as shown on said plat and the right and way of known as Columbia Heights Road in common with others, for the purpose of travel to and from said premises and the public highway known as the State Highway. TOGETHER with the right to use the water for domestic purposes only from the present water supply system in common with others in accordance with the terms and conditions set forth in deed from Columbia Narrow Farm Company to this grantor, dated March 18th, 1959 and recorded in Book 37, page 542 of said records, upon condition that the grantees, their heirs and assigns hereby agree and to carry out all of the provisions of said deed and the conditions therein to so far as, and to the extent that, said provisions and obligations affect the premises hereby conveyed. This conveyance is also subject SUBJECT to the conditions that said premises be used for private residen- tial purposes only and that no business of any nature be conducted thereon, and to taxes assessed by the Town of Charlestown and the State of Rhode Island.
