156 In consideration of the purchase price it is understood and agreed that the following restrictions and reservations shall apply to and run with the land for a period of thirty years from November 1, 1960. The within conveyed premises shall be used for residential purposes only and as a site for not more than one residence. Said residence to be of a class not cost less than three thousand dollars, to be built not nearer the street or the streets than the building line of forty feet, and shall be built in harmony with the surroundings such as side lines or rear line of the lot not be nearer five feet. No detached garage or other building/out-building shall be erected on the premises. All sanitary and fuel burning facilities and oil tanks and toilets sunk must drain into a septic tank or cesspool. In consideration of the purchase price the grantees, their heirs, executors, administrators and assigns, licensees, grantees, shall have a reserved right of way to cross and access with other easements and for all purposes in common with others, over the rights of way as recorded at all times and for all purposes in common with others, including the right to use said plat common for the
