136 WARRANTY DEED (Statutory Form) I, SARAH J. BROWNING, of the Town of Charlestown, County of Washington and State of Rhode Island, for consideration paid, grant to MALCOLM P. DECKER, of the City and County of Providence and State of Rhode Island with WARRANTY COVENANTS That certain lot or parcel of land situated in the Town of Charlestown, County of Washington, in the State of Rhode Island, being Lot Number 24 (twenty-four) on that plat entitled "DOT NEEK PLAT in the Town of Charlestown, R. I. Property of Sarah J. Browning, Potter Beach, R. I. Easterbrook, Civil Engineer Scale 1" = 80', subject to the following restrictions, viz:-- 1. Said premises shall be used for any residential purposes, and no other structure or improvement shall be erected, altered, placed or permitted to be placed thereon except a one family dwelling house together with a connected or unconnected garage or servants house not to be used for any other purpose. 2. Not more than one dwelling house shall be built on any one lot, provided, however, that this restriction shall not be construed to prevent the erection of a dwelling house on any lot which is thereafter subdivided into two or more lots, provided that not more than one dwelling house shall be erected on any one of the lots. 3. No building shall be erected in any lot nearer to any street, whether it be a side street or main artery, than twenty-five feet from the front line of said street, and no building shall be erected in any lot nearer to the side lines of said lot than ten feet, provided, however, that this restriction shall not be construed to prevent the erection of any building. 4. That no dwelling or connected or unconnected garage or any other improvement shall be constructed or leaned on any building or fence, or placed on any lot nearer to the rear line of said lot than twenty feet. 5. No building shall be erected on any lot which is not a rectangle, unless the building shall be so located that the front line of said building shall be set back an additional distance from the street line of such portion of the lot which is not the rectangle, as the distance by which the lot is not a rectangle, and no building shall be erected on any lot which is not a rectangle, unless the building shall be so located that the side lines of said building shall be set back an additional distance from the side lines of the lot, as the distance by which the lot is not a rectangle, and no building shall be erected on any lot which is not a rectangle, unless the building shall be so located in such set back of lots to be established in the granite markers on their borders before any construction can be given to the building, viz:-- (a) No building shall be erected on any lot which is not a rectangle, unless the building shall be so located that the front line of said building shall be set back an additional distance from the street line of such portion of the lot which is not the rectangle, as the distance by which the lot is not a rectangle. (b) Buildings connected or separated by wall, porch, entrance or similar structure shall be considered as one building. (c) No building shall be erected on any lot which is not a rectangle, unless the building shall be so located that the side lines of said building shall be set back an additional distance from the side lines of the lot, as the distance by which the lot is not a rectangle. (d) All buildings with pitched roofs shall be covered with either slate or red shingle roofing. (e) No building shall be erected on any lot which is not a rectangle, unless the building shall be so located that the rear line of said building shall be set back an additional distance from the rear line of the lot, as the distance by which the lot is not a rectangle. 5. No tent or other temporary or movable structure or portable structure shall be constructed or leaned on any building, fence, or placed on any lot, and no trailer, yacht, sailboat, house boat, or
