608 MORTGAGE DEED I, ROBERT ESSET, JR., of the Town of Stonington, County of New London and State of Connecticut, here- inafter called the mortgagor, for consideration paid, grant to WESTERLY SAVINGS FUND AND LOAN ASSOCIATION, a corporation created by Act of the General Assembly of the State of Rhode Island, located and having its prin- cipal office and place of business in the Town of Westerly, County of Washington and State of Rhode Island, hereinafter called the mortgagee, with MORTGAGE COVENANTS, to secure the payment of Five-xty six hundred ($5,600.00) Dollars, with interest thereon at the rate of 5-1/2% per annum as specified in a certain negotiable promissory note of the mortgagee, of even date herewith, said principal and interest being payable in 120 monthly installments of Forty-nine and 93/100 ($49.93) Dollars each on the Fifteenth (15th) day of each successive month commencing June 15th, 1959 until said principal and interest are paid in full, all as provided in said note, the following described land, together with all buildings and other improvements now or hereafter erected thereon, all the hereditaments, appurtenances and rights thereunto belonging or in any wise now or hereafter appertaining, and together with and including as part of the realty, all heating and air-conditioning apparatus, plumbing, stoves, storm doors and windows, gas, oil and electric fixtures, screens, awners doors, swings, and other fixtures of whatever kind now and presently, or hereafter placed thereon prior to the full payment and discharge of this mortgage, situated in the Town of Charlestown, County of Washington and State of Rhode Island, at Shady Harbor, so-named, and bounded and described as follows: Lot number Eighteen (18) on that plat marked "Layout of Shady Harbor Section No 2", Charlestown R.I. Recorded in the Land Evidence Records of WESTERLY and LOAN GRANTOR, May 3, 1957, Scale 1 inch equals 40 feet. Clifford R. Stewart, Registered Land Surveyor. Filed in the Land Evidence Records of Town of Charlestown Book 34, Page 211, and also in the Book of Fee, Page 10, said plot which said land is hereby expressly made a part hereof for a more particular description of said premises. Being the same premises conveyed to said Robert Esset, Jr., by Dr. Everett R. Graelchen and Louy Graelchen by a deed dated April 1st, 1959, Recorded in the Land Evidence Records of said Town of Charlestown in Book 36, Page 253. This mortgage is made upon the STATUTORY COVENANTS and with the STATUTORY POWER OF SALE, provided, however, that a foreclosure may be had under the premises or above the allotment or a option of the mortgagee, as the case may be, at any time after default. This mortgage is made subject to those additional covenants and agreements contained in that instrument entitled ADDITIONAL COVENANTS OF MORTGAGORS OF WESTERLY SAVINGS FUND AND LOAN ASSOCIATION recorded in the Land Evidence Records of said town which has this day been received by the mortgagor, the exact terms of which are on record in said Town of Charlestown, in the Land Evidence Records Book 35, Page 111, and said covenants are by this mortgage made a binding part of this mortgage, and if default shall be made in the observance or performance of any of the same it shall be lawful for the mortgagee to sell the above described premises pursuant to said STATUTORY POWER OF SALE.
