428 thereof then remaining unpaid, and also the interest then due on the same, together with all expenses incident to such sale or sales, and all counsel fees and other expenses, furnished in the cost of any suit commenced for the enforcement of said note, including costs connected with the enforcement thereof, or, of said note, and all taxes, water rates and assessments as aforesaid said and all premiums for insurance furnished by RHODE ISLAND HOSPITAL TRUST COMPANY, its Successors or Assigns, then remaining unpaid, said and all premiums for insurance furnished by RHODE ISLAND HOSPITAL TRUST COMPANY, its Successors or Assigns, then remaining unpaid, said and all premiums for insurance furnished by RHODE ISLAND HOSPITAL TRUST COMPANY, its Successors or Assigns, then remaining unpaid, to be deducted as follows: first, from the proceeds of such sale or sales, the actual cost and expense of such sale or sales, expenses and charges, to then, the said mortgagor, their heirs, executors, administrators and assigns, the costs and charges of any suit commenced for the enforcement of said note, and in default against then the said mortgagor, then the heirs, executors, administrators and assigns, all the costs and charges of any suit commenced for the enforcement of said note, then one or any of such suits. And we the said mortgagors for ourselves and for our heirs, executors, administrators and assigns, hereby covenant with the said RHODE ISLAND HOSPITAL TRUST COMPANY, its Successors and assigns, that we will not sell, convey, mortgage or otherwise encumber or deed any part of said premises such sale or sales as may be necessary or desirable. And FURTHERMORE, we, the said mortgagors, for ourselves and for our heirs, executors, administrators and assigns here by covenant and agree with the said RHODE ISLAND HOSPITAL TRUST COMPANY, its Successors and assigns, that we will maintain all buildings forming a part of said premises in good repair and will not allow the same to perish or permit waste; that the said successors and assigns, including, such right as may be necessary to protect their interest, demolition or reconstruction of buildings on the premises aforesaid in such manner as may be necessary or desirable, and to make improvements to the premises aforesaid if requested by the mortgagor, its successors or assigns, demolition or reconstruction of buildings on the premises aforesaid in such manner as may be necessary
