I, CLIFTON A. FOWLER, of the Town of Groton, County of New London, and State of Connecticut, for consideration paid, grant to BERYLE I. GILBERT of said Town of Groton, County of New London, and State of Connecticut, (postoffice address 30 High Street, Mystic, Conn,)
with WARRANTY COVENANTS
That certain tract of parcel of land, together with the buildings and improvements thereon, situated in the Town of Charlestown, County of Washington, and State of Rhode Island, and bounded as described and followed as follows:
BEGINNING at a point on the southwesterly corner of this tract and at the southeasterly corner of a tract of land now or formerly, of J. G. Phelps Stokes; thence in a northeasterly direction, bounded north on a boundary of said Stokes's tract in a distance of 1,200 feet more or less; thence in a southeasterly direction, bounded east in a distance 400 feet, more or less, to a stone bound set in the ground; thence in a southeasterly direction in a distance 100 feet, more or less, to a stone bound on the northerly boundary line of other land of said Stokes; said last-mentioned point being 30 feet easterly of the southeasterly corner of the above described tract of land, bounded southerly by said Stokes's land to the farthest western mention bounded, or however otherwise the same may be bounded or described;
The Grantees, her heirs and assigns, are hereby given a right-of-way, with vehicles or on foot, over Driftwood Road, a road that crosses premises formerly of Edward Nelson, et ux and adjoining above described tract premises.
Meaning and intending to convey the same premises conveyed to this Grantor by deed of John Luther and assigning dated September 20, 1950, and recorded in the Land Evidence Records of the said Town of Charlestown, Book No. 32, Page 184.
I, RUTH E. FOWLER, wife of the grantor, release to said Grantee all my right of dower and all other interest in the aforesaid described premises.

MONGILLO of Plantsville, Connecticut for consideration paid, grant to ROGER WILLIAMS SAVINGS AND LOAN ASSOCIATION, a Rhode Island corporation, located in the City of Providence in said State, with MORTGAGE COVENANTS, to secure the payment of Eighteen Hundred and no/100 Dollars ($1800.00), with interest thereon, principal and interest being payable in monthly installments, all as provided in a certain promissory note of even date herewith, and also to secure the performance and observance of all covenants and agreements herein contained,
That certain real estate, together with all buildings and improvements now or hereafter erected thereon, all the hereditaments, appurtenances, rights and tenements belonging or in any wise now or hereafter appertaining, the rents, issues and profits thereof, and all plumbing, heating, lighting and other fixtures, equipment and articles now or hereafter attached thereto,

situated in the Town of Charlestown in the State of Rhode Island and bounded and described as follows:
Lot 62 on that plat entitled, WOCHAN RIDGE Plat One in the Town of Charlestown, R. I., Property of Pasquale A. Mongillo, Broker, Surveyor and Platted May 4 June 1955, certified by S. Berstebrook, Civil Engineer. Said Plat is recorded in the recording office of the Town Clerk of the Town of Charlestown, Rhode Island in Plat Book 2 at Page 62.
Subject to rights of way of record, and also subject to restrictions of record.
This mortgage is made upon the STATUTORY CONDITION and with the STATUTORY POWER OF SALE, provided, however, that at a foreclosure sale under the STATUTORY POWER OF SALE may be held upon the premises or elsewhere at the option of ROGER WILLIAMS SAVINGS AND LOAN ASSOCIATION.
And we, the said mortgagors, for ourselves and for our heirs, executors, administrators and assigns, covenant and agree with the mortgagee and its successors and assigns to maintain all buildings upon said premises in good repair and not to cause or permit waste to the detriment or removal of any of said buildings and to permit the mortgagee and its successors and assigns and its their officers and agents to enter upon said premises at all reasonable times to inspect the same, and this mortgage is made upon the further condition that this covenant shall be kept and performed and in default shall be made in the performance or observation thereof then it shall be lawful for the mortgagee to sell the above described premises pursuant to said STATUTORY POWER OF SALE.
And for the consideration aforesaid, we, Pasquale A. Mongillo and Mary A. Mongillo, husband and wife, do hereby release all our rights of curtesy and dower and all other rights, statutory or otherwise, in the aforesaid described premises.
