279 KNOW ALL MEN BY THESE PRESENTS, That STEPHEN ZEGA and GERTRUDE E. ZEGA, husband and wife, both of the Town of Charlestown, County of Washington and State of Rhode Island (hereinafter called the "mortgagor(s)") in consideration of FORTY-TWO HUNDRED (4200) DOLLARS to them paid by PLANTATIONS BANK OF RHODE ISLAND, a banking corporation legally incorporated and established under the laws of the State of Rhode Island, and having its principal place of business in the City and County of Providence in said State, (hereinafter called the "mortgagee,") the receipt whereof is hereby acknowledged, do hereby grant unto the said mortgagees, its successors and assigns, forever, with MORTGAGE COVENANTS, to secure the payment of the principal and interest of a certain promissory note of the mortgagor(s) of an date herewith date, the following described real estate: That certain tract or parcel of land, with a dwelling house and other improvements thereon, situated in the Town of Charlestown, County of Washington, and described as follows, to wit: Bounding at a point on the southerly side of the Town Highway, known as "Old Depot Bound," at a stone bound marking the southeasterly corner of the premises here described, thence running westerly, thence running southwesterly a few feet or less to the southwesterly corner of One Hundred seventy-five feet, thence running northerly to the southwesterly corner of premises conveyed by the mortgagees to Walter G. Bolt; thence running northerly bounded thence running westerly, by a stone bound marking the southeasterly corner of premises conveyed by the owner of Hanna Martill; thence running easterly, bounded northerly by said Martill land until reaching a stone bound (154) feet more, thence running southerly, bounded easterly by said land nor or formerly of Edwin J. Sweet et ux; thence southerly, bounded easterly by said Sweet land until reaching a stone bound (179) feet, thence running westerly, to the point of beginning; or however otherwise the same may be bounded or described. Being the same premises conveyed to the mortgagees by deed of Frank E. Sweet et ux, dated August 11, 1949, and recorded in Charlestown Land Evidence Book 26 page 607 and the same premises conveyed by the mortgagees by deed to Walter G. Bolt by deed of the mortgagees dated May 9, 1955, and recorded in said Charlestown Book 34 page 47. This mortgage is made upon the STATUTORY CONDITION and with the STATUTORY POWER OF SALE provided, however, that notice of sale shall be given in such manner and in such time as in the option of the mortgagee, be published either as provided and by said STATUTORY POWER OF SALE or in some newspaper published in the City and County of Providence in the State of Rhode Island, and the location of the mortgage be held either upon the premises or elsewhere as specified in said Note. This mortgage is made subject to those additional covenants and agreements contained in an instrument, entitled "ADDITIONAL COVENANTS TO MORTGAGE PLANTATIONS BANK OF RHODE ISLAND," a copy hereof being this date received by the mortgagor(s) (the receipt whereof is hereby acknowledged, and the text of which appears as an Exhibit attached hereto and made a part hereof by this reference), said
