I, KARL P. BOUDER, of the Town of Westerly, County of Washington and State of Rhode Island for consideration paid, grant to EVERETT N. MCQUAIDE, of the City, County and State of New York with WARRANTY COVENANTS
(Description, and Incumbrances, if any)
A certain tract or parcel of land located on the westerly side of the Ross Hill Road, so called, in the Town of Charlestown, County of Washington and State of Rhode Island, and bounded and described as follows, to wit:
Beginning at the northeasterly corner of the parcel herein conveyed at a point on the westerly line of said Ross Hill Road, the point of beginning being sixteen (16) feet southerly from the southeasterly corner of a lot of land in Book 27, page 51; (16) feet southerly from the southeasterly corner of land in Book 31, page 111 Rhode Island one hundred fifty three (153) feet, more or less to the intersection with a stone wall marking the southeasterly boundary of said lot, thence southeasterly one hundred twenty (120) feet, more or less to the southeasterly corner (200) feet to the southeasterly corner of the parcel herein conveyed, southerly one hundred twenty (120) feet, more or less to the southeasterly one hundred twenty (120) feet, thence turning a right angle and running northwesterly one hundred twenty (120) feet, more or less to the northeasterly corner of the parcel herein conveyed, said point being sixteen (16) feet southerly from the westerly side of said Ross Hill Road and sixteen twenty five (16.25) feet southerly from the southeasterly line of said road (200) feet, more or less in a line parallel to and sixteen (16) feet southerly from the southerly line of said Court land, thence northeasterly by a sixteen (16) foot right of way and the grantee is granted a right to pass and repass and his heirs and assigns over and for all purposes the said sixteen (16) foot right of way for the purpose of ingress and egress to the property herein conveyed.
Being a portion of the premises conveyed to this grantor by Howard E. Thorp, Commissioner, by Deed dated August 7, 1926 and recorded in the Charlestown Land Evidence Records in Book #22 at Page #357.
I, Karl P. Bouder covenant that I am a widower and unmarried.
The grantor agrees to pay the 1958 town taxes due in October, 1958.
