We, Lauri V. Rissanen and Anja S. Rissanen, his wife, of Coventry, in the State of Rhode Island, for consideration paid, grant to ROGER WILLIAMS SAVINGS AND LOAN ASSOCIATION, a Rhode Island corporation, located in the City of Providence in said State, with MORTGAGE COVENANTS, to secure the payment of Seven Thousand and no/100ths Dollars ($7000.00), with interest thereon, principal and interest being payable in monthly installments, all as provided in a certain promissory note of date even herewith and, also to secure the performance and observance of all covenants and agreements herein contained.
That certain real estate, together with all buildings and improvements now and hereafter erected thereon, all the hereditaments, appurtenances, rights and rights thereunto belonging or in any wise now or hereafter appertaining, the rents, issues, and profits thereof, and all plumbing, heating, lighting and other fixtures, equipment and articles now or hereafter attached thereto, situated in the Town of Charlestown in the State of Rhode Island and bounded and described as follows:
That land described in a Deed from Charles N. Botka to these mortgagors dated June 5, 1957, and recorded in the records of land evidence, in the Town of Charlestown, Rhode Island, in Deed Book 36, at page 18, the description in said deed being incorporated herein by reference, together with rights of way set forth in said deed.
This mortgage is made upon the STATUTORY CONDITION and with the STATUTORY POWER OF SALE, provided, however, that a foreclosure sale under the STATUTORY POWER OF SALE may be held upon the premises or elsewhere at the option of ROGER WILLIAMS SAVINGS AND LOAN ASSOCIATION.
And we, the said mortgagor, for ourselves and for our heirs, executors, administrators assigns, and conveys covenant with the mortgagee and its successors and assigns to maintain all buildings upon said premises in good repair and not to cause or permit waste or the demolition or removal of any of said buildings and to permit the mortgage and its successors and assigns and its and their officers and agents to enter upon said premises at all reasonable times to inspect the same, and this mortgage is made upon the further condition that this covenant shall be kept and performed and if default shall be made in the performance or observation thereof then it shall be lawful for the mortgagee to sell the above described premises pursuant to said STATUTORY POWER OF SALE.

Roger Williams Savings/Loan Association, having received full payment and satisfaction of the within mortgage, recorded in the records of land evidence of the Town of Charlestown in the State of Rhode Island, in records of Land Evidence Book No. 36 at page 119, hereby cancels and discharges the same. In Witness whereof said Association has caused its corporate seal to be hereto affixed and this instrument to be executed by its proper officer thereto duly authorized this 10th day of July, 1963.
