624 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Vincent A. Baiocchetti and Anna Baiocchetti, his wife, of 47 Tremont Street, Hartford, Connecticut etc and joint tenants, a certain rateable piece of land in the Town of Charlestown in the State of Rhode Island, laid out and delineated as with Warranty Covenants and subject to all taxes and liens of the Town of Charlestown in the State of Rhode Island Lot Four-Hundred and Forty-Four (444) on that plat recorded, "OCEAN RIDGE Plat Five" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted (October , 1954) witnessed R. Earnest, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 87, together with the right to use the roads and streets as they lie upon the plat bookshelves referenced above. to also and together with the right to use in common with others, the right of way forty (40) feet in width known as "Private Right of Way" and the park and boat landing areas as shown on the aforementioned plat, that entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said office of the Town Clerk in Charlestown in Plat Book 2 at page 87 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 5A at page 63. by this deed convey, transfer and transmit, to the grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or conduits, gas, drain and water mains and sewer, and conduits for steam and water suitably encased in concrete. The grantor reserve the right to agree to the use of said easements to the grantees, provided that such installation shall not interfere with the use of the roads and streets by the grantor, his heirs and assigns, or any other person, firm or corporation for the purpose of furnishing any one or more of the abutted tenements. Subject to Boat Right of Way. The property hereby conveyed is subject to the following restrictions: (a) There shall be no building extending over a line Twenty-Five (25) feet from the rear boundary of the property or Eight (8) feet from the side boundary of the property. (b) There shall be no shelving or creating material on this property or any other thing that may be detrimental to the health or safety of the neighborhood.
