650 That certain tract or parcel of land, together with all of the buildings and other improvements thereon standing, situated in the Town of Charlestown, County of Washington and State of Rhode Island, containing by a certain survey [?] acres and more or less, bounded on the north by land now or formerly of Emma A. Browning; and bounding on the east by land now or formerly of Emma A. Browning and land now or formerly of Louis L. Moore; bounded on the south by the Salt Pond; and bounded on the west by land now or formerly of Frank W. Arnold. Being a portion of the premises conveyed to this mortgagor by deed of Eugenia A. McMill, dated September 29th, 1934, recorded in Book 25, page 378 of the Charlestown Land Evidence Records. This conveyance is made together with the right of way and easement appurtenant to the above described premises as described in deed of John H. Higgins to this mortgagor, dated May 24, 1940, recorded in Book 265, page 213 of said Records, reference to which is herein given, and made for a more perfect description of said thereof and to a plat of the same. Excepting from the above described premises those parcels conveyed by this mortgagor as follows :- to Stanley R. Stone and wife ex ux, by deed dated December 4, 1953 and recorded in Book 31, page 120 of said records; to James M. Skillen et ux, by deed dated July 30th, 1954 and recorded in Book 31, page 151 of said records and though the remainder of said parcel by this mortgagor to Lyndon Arnold et al by deed of date certain to be recorded in said records. This mortgage is made upon the STATUTORY CONDITION and with the STATUTORY POWER OF SALE; provided, however, that the Industrial National Bank of Providence may make alternative in a public newspaper published in the City of Providence, and that a foreclosure sale may be held upon the premises or elsewhere as the said Industrial National Bank may in its notice elect. This mortgage is made subject to all additional covenants and agreements contained in a STATUTORY OF COVENANTS AND AGREEMENTS, a copy thereof having this day been received by the mortgagor, the receipt whereof is hereby acknowledged, the exact terms of which are then by record in said Charlestown Land Evidence Records. Said covenants and agreements are hereby referred to as being part of this mortgage, and if default shall be made in the performance or observance of any of the same, it shall be cause for the mortgagee to sell the above described premises pursuant to the STATUTORY POWER OF SALE. And for the consideration aforesaid, I, AMY W. STARRETT, wife of the mortgagor, release to the mortgagee all my right of (dower)-(curtesy) and all other rights, statutory or otherwise, in the aforementioned premises.
