595 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife of Mansfield in the County of Worcester in the Commonwealth of Massachusetts, for consideration paid, [?] Richmond Adelaide B. Elkbock, and Marion W. Elkbock, his wife, of 84 Railfit Street, Westerly, Connecticut, grant to them and their heirs and assigns forever, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Two-hundred and Fifty-nine (259) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [ July, 1954 ] by Willard R. [?] Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Book Plat 2 at page 88, together with the right to use the roads and streets as they are laid out upon the plat heretofore referred to and to plan and together with the right to use in common with others, the way (forty) (40) feet in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and East Landing" recorded in the said Office of the Town Clerk in Charlestown, in Book Plat 2 at page 88, and in the Office of the Town Clerk of the Town of South Kingstown in Book Plat 2 at page 88. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or any other facilities for the delivery of electricity, gas, water, sewer or other utilities, and to maintain the same, provided that no facility desired to be constructed by the grantors for the delivery of the service handled by the conveyer and for adjoining and adjacent property. The grantors further reserve the right to Real Estate Taxes of Record. For any compensation or reimbursement for the use of the land for the purpose of the installation of the above mentioned facilities. The land heretofore described is conveyed subject to the following restrictions: 1.
