WARRANTY DEED
We, EVERETT R. GRAICHEN and wife, LUCY GRAICHEN, both of the Town of Charlestown, County of Washington, in the State of Rhode Island for consideration paid, grant to ROBERT A. LAWSON and wife, MARY E. LAWSON, both of the city of Newton Center, County of Middlesex, State of Massachusetts, as Joint Tenants with right of survivorship, and not Tenants in Common, with WARRANTY COV. NANTS excepting the hereinafter mentioned restrictions:
That certain lot or parcel of land situated in the Town of Charlestown in the County of Washington, in the State of Rhode Island laid out and designated as Lot Number Sixty (60) on that plat entitled "Section No. 1 of the [?] subdivision in Charlestown" by A. G. S. [?], Surveyor and wife, LUCY GRAICHEN, in Charlestown, R.I. [?] and husband, EVERETT R. GRAICHEN, in Charlestown, R.I. [?] Surveyor, March 2, 1953 which plat is recorded in the office of the Town Clerk in the Land Evidence Records in Plat Book 6 on page 72.
Said lot 60 is subject conveyed subject to the following restrictions: 1. No trailer, basemenet, Quonset Hut, shack, shake outside toilet or temporary buildings may be placed or maintained on the premises. 2. The lot shall be used only for single residential purpose, now shall signs for advertising purposes be erected, placed or maintained on the premises. 3. All buildings, structures, specifications and plot plans have be approved in writing by the [?] before any building, structure, specification or building is assigned. 4. Each home must have a fully masonry foundation, said house to be at least 1000 sq feet ground area, not including plan, porch, patio, garage or car port. 5. There shall be no live stock, animals or poultry kept or maintained on the premises. 6. An annual assessment of Five Dollars ($5) per year shall be paid to the [?] for the maintenance of roads and general improvement of said plat until such time that a community association is formed to take over this function. 7. All structures must comply with municipal and general zoning laws and regulations and if any of the restrictions or conditions herein do not comply theremith it shall not be construed as nuller to the Restrictions, covenants, promises or agreements herein contained. 8. No fences or row of trees, shrub or brush higher than Thirty (30) inches shall be constructed, grown or maintained on the premises. 9. No house to be constructed
