311 WARRANTY DEED GUSTAVE A. WALLANDER and wife, ELLEN M. WALLANDER, both of the City of Cranston, County of Providence, State of Rhode Island, for consideration paid, grant to EVERETT G. RUBENDUNST, Jr. and wife, GLORIA H. RUBENDUNST, both of the City of Warwick, County of Providence, State of Rhode Island, as tenants by the entirety, with WARRANTY COVENANTS except as to the hereinafter mentioned restrictions and taxes: Those three certain lots of land with all the buildings and improvements thereon situate on Morley Street in the Town of Charlestown, Rhode Island, laid out and designated as Lots 230, 231 and 232 on that plat entitled: "Charlestown By the Sea" Charlestown, R. I. Drawn & Developed by Thomas H. Kelly Scale 1" = 100' July 25, 1954 L. W. Leighton, Civil Engineer, New Haven, Conn. which plat is recorded in the office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 14. Said premises are conveyed subject to restrictions of record. Said premises are also conveyed subject to taxes assessed as of December 31, 1955. Thence in a northerly direction and at right angles 188 feet to the point of beginning of this described parcel. Thence easterly at right angles 100 feet; Thence southerly at right angles 47 feet to a point. Thence westerly at right angles and parallel to the southerly line of the land of the lessors 100 feet. Thence northerly at right angles and along the first described course 47 feet to the point of beginning.

312 This is lot four of a proposed plat owned by the Lessors. HAVE AND HOLD the same with the appurtenances unto said Lessees, their executors, administrators and assigns, for and during the term of one year from the 1st day of May 1956, to 1st day of May 1957, yielding and paying therefor said term the yearly rent of thirty dollars paid in advance, and for the continuance of this lease, and in the same thirty dollars for each year thereafter. And said Lessees and some of themselves for and their executors, administrators and assigns, covenant with the said Lessors that the yearly rent aforesaid shall be paid by said rent at the time and the manner above aforesaid; and in case of failure to perform all the covenants and agreements contained in this Lease on the part of said Lessees, the said Lessors shall be required that any demand
