206 Know all men by these presents, that I Jebalaiah He Nichols of Westerly, County of Washington and State of Rhode Island for and in consideration of the sum of Nine Hundred Dollars well and truly paid by Edward Fiddler of Washington in said county and State, the receipt whereof is hereby acknowledged by these presents do give grant bargain sell and convey in fee simple unto the said Edward Fiddler his heirs and assigns forever, two certain tracts or parcels of land lying and being in Southtown in said county and State with all the buildings and improvements thereon standing. The first tract is bounded and described as follows (viz) beginning at the South east corner of this lot at a stub in the ground Thence Westerly by the breach to land now or formerly of Martha M. Burdick viz Thence Northerly bounded Westerly on land of said Martha M. Burdick so far as will make one perch, Thence Easterly and southerly to land now or formerly of heirs of Joseph Gavitt dec'd 24 December to first mentioned bound and that said parcel of land conveyed to Hannah Gavitt witness by deed bearing date Nov 18 1803 to Branch Burdick reserving the same right of way as reserved in said deed of said Branch Burdick from said Hannah Gavitt and others The second tract or parcel of land is bounded and bounded as follows (viz) beginning at a Stone Post on the line of the heirs of Joseph Gavitt's land, Thence Northerly bounded Westerly or Northerly on said heirs of Joseph Gavitt 23 to the North east corner of said lot Thence South running a parallel line with one of a lot of land this day deeded to said Edwardly by said Nichols until it comes to land of Thomas Johnson, thence Northerly bounded Easterly by said Johnson's land to the Stone Post first place of beginning containing one half acre or the same more or less To have and to hold the said granted and bargained premises with all the privileges and appurtenances To the same belonging or in any way appertaining to the said grantee his heirs and assigns forever. And I the said grantor for myself and for my heirs executors and administrators do covenant to and bind the said grantee his heirs and assigns that at all and at all times hereafter I am the lawful owner of the above bargained premises and am seized and possessed of the same in my own proper right as good perfect and absolute estate of inheritance in fee simple and have in me good right to sell and convey the said bargained premises in manner as aforesaid And that the said remedied and bargained premises with the appurtenances are free from all encumbrances of what name or nature soever, that might in any measure derogate detract or make void this present deed, Its witness the said grantor for myself my heirs executors and administrators do covenant and engage the above described premises to the said grantee his heirs and assigns against the lawful claims or demands of any person or persons whatsoever forever to warrant secure and defend by these presents.
