547 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, of his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Carmin Alessandro and Rose Alessandro, brother and sister, of 86 Hawkins Street, Providence, Rhode Island, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, all said outlined and delineated as Lot Four-Hundred and Nineteen (419) on that plat entitled "OCEAN RIDGE Plat Five" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted [?] October, 1954 witnessed R. E. Moore, Engineer, which is plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 4 page 3, together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to and in common with the other ways (40 feet) in width designated as "Private Right of Way" and the park boat landing land laid out and designated as "Park and Boat Landing" under that plat entitled "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk, Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 8. But reserving nevertheless, to this grantor and their heirs and assigns the rights to and interest in the roads and streets, telephone and electric poles or lines or conduits, water pipes and conduits, and all other easements and rights of way over and across the premises, whether by reservation or commonly said by the grantor for the service of the land hereby conveyed and for servicing and adjoining properties. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation. The land hereinbefore described is conveyed subject to the following restrictions: 1.
