544 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Michael Lanzi and Assunta Lanzi, his wife, of 332 Appleton Street, Cranston, Rhode Island, in fee simple, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, last sold out and delivered as Lot Three-Hundred and Forty-five (345) on that plat entitled, "OCEAN BLDG Place Two" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted ( July 1954 ) by William R. [?] Engineering/Surveyor, which plat is a record in the Office of the Town Clerk of the Town of Charlestown in Plat Book 3 at page 2, together with the right to use on the roads and streets as they are laid out upon the plat hereinbefore referred to and in also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park bout land lying out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 3 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 1 at page 10. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or easements for the purpose of installing and maintaining the same, and to install and maintain any necessary poles or convenient machinery for said grantors in the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to issue the said easements to any persons or entities they may see fit to do so. The land hereinbefore described is conveyed subject to the following restrictions: (1) No building shall be erected on any lot less than 20 feet from the street or road (by Twenty feet from the
