541 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Barry Pett and Anna M. Pett, his wife, of 116 Ocean Street, Providence, Rhode Island, in fee simple, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delivered as Lot Eleven (11) on that plat entitled, "OCEAN RIDGE Plat One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted May and June, 1954 (William R. Eames, Surveyor), which is plat is recorded in the Office of the Town Clerk of the Town Clerk of the of Charlestown, in Plat Book 2 at page 1, together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced landing laid out and designated as "Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown, Town Clerk in Charlestown in Plat Book 2 at page 1 88 at page 1. But reserving nevertheless, to the grantors, and their heirs and assigns the right to install in the roads and streets, telephone and electric cables on or under surface of the land hereby conveyed, and to maintain the same. The facility forever convenient and necessary for grantors or successors by grantors for the service of the land hereby conveyed and service for adjoining and adjacent properties. The grantors reserve further the right to assign the use of said easements to any person, firm or corporation. The land heretofore described is conveyed subject to the following restrictions: (a) No building shall be erected on any lot except in the center twenty (20) feet from the boundary of the street or
