51 STATUTORY FORM OF WARRANTY DEED. We, EARLE W. ADAMS and ANNA M. ADAMS, husband and wife, both of Summit, County of Union and State of New Jersey, as joint tenants, meaning to the survivor, for consideration paid grant to ESTHER O. TETLOW, of Quonocontaug, Town of Charlestown, County of Washington and State of Rhode Island, with WARRANTY COVENANTS. Two certain tracts or parcels of real estate situated at Quonocontaug Beach, So called, in the Town of Charlestown, County of Washington and State of Rhode Island, and bounded as described as follows, to wit: Lots #147 and #148 as shown and delineated on certain plan or plat entitled, "Plan of Quonocontaug Central Beach, Charlestown, Rhode Island, Theo. Rosly & Thayer, Rosly, Inc., dated July 1929," said plan or plat being on file in the office of the register of land evidence for said town, her heirs and assigns, shall have the right to pass and repass and to pass and repass free and from road to road and from street to street over and across any road or street, alley, path, right of way or roads streets on said plan or plat leading to the public highway and as well the right of access on said plan or plat leading to the public highway and as well the right of access to the waterfront pond and any other portions of said plat which might hereafter be designated for public use; and the with said grantors, their heirs and assigns, that the grantee, her heirs and assigns, shall have the right to pass and repass free to the Quonocontaug Central Beach Fire District, its successors and assigns, on and before the first day of August in each year, together with the house trailers and other equipment to be moved, August in each year, together with the house trailers and other equipment to be moved, said use to be exercised in a manner not inconsistent with the purposes of the Fire District, its successors and assigns, and in its use of the portions that may be designated for public use, and the sums agreed to be paid for are paid hereby made and so to any payment within one year after the same shall become due, it shall be lawful for the said grantee her heirs and assigns, to sell all or any part of the premises, to sell all or any part of the premises at public auction, giving first notice of such sale in newspapers published in said County of Washington at least once a week for three successive weeks immediately preceding the sale, and to become the purchaser or purchasers at said sale. TO HAVE AND TO HOLD, the aforementioned premises, with all the rights, privileges, and appurtenances thereunto belonging unto and inure to the use of said grantee, her heirs and assigns forever, subject to the following conditions and restrictions, namely: 1. In case of a contemplated sale of said lot or parcels of land or any part thereof, Howard E. Thorp, his heirs or assigns, shall be given ten days notice in writing, and shall have the first option to purchase the same with the buildings and improvements thereon at the highest bona fide offer received for the same made and actually offered to the said grantee, her heirs and assigns. 2. The above conveyed premises shall be used only as a site for one dwelling house on each lot hereby conveyed, no other building shall be erected on the premises in accordance with the building line as shown on said plat, and no portion or any part of any dwelling house (including porches) shall be set back from any street or road or screen over twenty feet behind said building line, nor shall any
